One-bedder at Pullman Residences Newton fetches new high of $3,496 psf

A463 sq ft, one-bedroom unit on the 29th floor of Pullman Residences Newton in prime District 11 was sold for $1.62 million ($3,496 psf) on April 3. This marks a new psf-price high for this project. The sale also tops the list of psf-price highs achieved during the week of March 31 to April 7.

The previous record psf-high at the condo was for the sale of a 667 sq ft, two-bedroom unit on the 30th floor for $2.33 million ($3,491 psf) on Dec 3, 2021.

A new project by developer EL Development, Pullman Residences Newton is a 340-unit, freehold development. It is near Newton and Novena MRT Stations. According to the EdgeProp market research tool, Singapore Chinese Girls’ Primary School is a two-minute walk away. Located along Dunearn Road, the project features one- to four-bedroom units of 463 to 1,389 sq ft. It was launched in November 2019, moving 12 units over its launch weekend on Nov 9 and 10. Developer sales data shows that the project is 78.5% sold as of end-March this year.

The second highest psf-price high during the week was the sale of a 1,496 sq ft, four-bedroom unit on the sixth floor of Leedon Green. It was sold for $5.19 million ($3,467 psf) on March 31. The previous record was set by the sale of a 1,496 sq ft, four-bedroom unit for $5.07 million ($3,387 psf) on Feb 17.

Leedon Green is a freehold condo jointly developed by MCL Land and Yanlord Land Group. Situated on Leedon Heights in prime District 10, the 638-unit project is near Farrer Road and Holland Village MRT Stations on the Circle Line. Leedon Green has one- to four-bedroom units of 474 to 1,496 sq ft.

The 250-unit Gazania is located at How Sun Drive in the Serangoon area in District 19. Developed by Singhaiyi, the freehold condo was completed in 2022 and features one- to four-bedroom units of 441 to 1,970 sq ft.
