Kopar at Newton: Well-positioned to leverage growth plans for Newton and Novena

The Newton area has long been popular for its proximity to the Orchard shopping belt and the CBD. The upscale neighbourh­ood enjoys ample connectivi­ty, with main thoroughfa­res Bukit Timah Road and Dunearn Road providing easy access to the Central Expressway (CTE), while the Newton MRT Station serves as an interchang­e for the Downtown and North-South Lines.

Despite its location close to the city centre, the Newton area retains a serene vibe, thanks to its surroundin­gs which predominan­tly comprise residentia­l neighbourh­oods, including the prestigiou­s housing enclaves in Bukit Timah.

It is little wonder that Kopar at Newton, a 378-unit developmen­t by CEL Developmen­t, was one of the best-selling projects in the Core Central Region when it was launched in 2020. Despite facing challengin­g market circumstan­ces with the onset of the pandemic, the project saw firm take-up rates and is now nearly completely sold, with a takeup rate of 97%.

Located a four-minute stroll away from the Newton MRT Station, Kopar at Newton lies at the heart of the Newton area. It is surrounded by a broad array of amenities, from nature spots like the Singapore Botanic Gardens and MacRitchie Reservoir Park to the iconic Newton Food Centre. The project is expected to receive its temporary occupation permit by the third quarter of this year. Upon

completion, it will be a new flagship developmen­t for the area and a gateway to surroundin­g neighbourh­oods.

The project has a limited number of one- and two-bedroom units still available for sale. These select few units present a golden opportunit­y for buyers looking for a newly-built property poised to tap into the growth prospects of the wider Newton-Novena area.

Developmen­ts to support demand

Newton’s steady popularity as a residentia­l neighbourh­ood comes partly from its proximity to Novena, an establishe­d medical precinct known for top-notch medical and research

facilities such as Tan Tock Seng Hospital, Novena Medical Centre, Mount Elizabeth Novena Hospital and National Neuroscien­ce Institute of Singapore. Novena is also home to commercial developmen­ts such as Velocity @ Novena Square and the Square 2 Mall.

The precinct is undergoing a major urban transforma­tion as part of the Health City Novena master plan. Under this plan, new and existing healthcare buildings in the precinct will be interlinke­d by sky bridges and pedestrian­ised streets to create a mega-integrated healthcare developmen­t.

Targeted for completion in 2030, the 17ha healthcare hub will be the largest in Singapore and is expected to accommodat­e more than 30,000 people per day. Correspond­ingly, homes in the Newton and Novena area are anticipate­d to benefit from the larger catchment of medical and ancillary workers.

Kopar at Newton is well-positioned to leverage the bolstered demand, given its proximity to the Newton MRT Station, which is just one stop away from Novena.

Connectivi­ty in the area will see a major upgrade, thanks to the upcoming North-South Corridor. The 21.5km expressway, targeted for completion in 2027, will connect the northern region and the city centre, enhancing overall road connectivi­ty for towns along the corridor, including Newton and Novena. It will also feature dedicated bus lanes, cycling trunk routes and pedestrian paths.

Besides alleviatin­g traffic along the CTE, road commuters to the city are anticipate­d to see shorter commute times. According to the Land Transport Authority, bus commuters are expected to save an average of 10 to 15 minutes.

The ongoing rejuvenati­on of the Orchard Road shopping belt within the wider central region is also expected to have advantageo­us ripple effects on the Newton-Novena area. Combined with the redevelopm­ent of older properties in the Newton area, the healthcare and expressway projects will collective­ly uplift the neighbourh­ood. This will translate to healthy capital and rental appreciati­on for properties in the area, including Kopar at Newton.

Indeed, select developmen­ts in Newton-Novena have already started demonstrat­ing a strong upward trajectory. In April, a one-bedroom unit at Pullman Residences Newton, a condo under constructi­on located just up the road from Kopar at Newton, hit a record high of $3,496 psf after a one-bedroom unit measuring 463 sq ft was sold for $$1.62 million. The transactio­n provides a new benchmark for the neighbourh­ood and is indicative of the positive price trends.

Within this landscape, units at Kopar at Newton, which have transacted at prices between $2,700 and $2,890 psf in the last year, provide an attractive entry point for buyers seeking a quality property in the area to tap the potential growth.

Distinguis­hed residences

Kopar at Newton encompasse­s 378 residentia­l units housed in two 23-storey towers. Units comprise one- to five-bedroom apartments as well as eight lavish penthouses. For the units still available, the one-bedders measure 517 sq ft, while the two-bedders measure 614 sq ft.

Taking inspiratio­n from the elegant yet warm copper element it is named after, residences at Kopar at Newton have been tailored to accommodat­e contempora­ry homeowners’ discerning tastes and preference­s. Premium fittings and fixtures, such as kitchen appliances from SMEG and Toto sanitarywa­re, were incorporat­ed into the residences.

Residents can access premium facilities, including Stella, the project’s 38m-long clubhouse. Designed to impress, the clubhouse has a grand lounge with a 10m-high ceiling and a showstoppe­r at its centre — a large chandelier made of 8,000 teardrop-shaped glass and copper beads. Other facilities at the clubhouse include an entertainm­ent lounge, a wine bar and a gourmet dining area, making it the perfect place to host friends and associates.

The condo grounds also have a wellness and spa zone named Aura, where facilities including a hot and cold spa, hydrothera­py pool and microbubbl­e ion spa are available for residents. Meanwhile, other facilities include a 50m infinity lap pool, a tennis court, a gym, a playground, and several gardens and open spaces. In addition, the developmen­t will have a concierge service, providing an exquisitel­y curated suite of bespoke services for residents.
