Sole strata restaurant unit at Killiney 118 for sale at $20 mil

A freehold strata restaurant unit within Killiney 118 condo, along Killiney Road in River Valley (District 9), has been put up for sale via an expression of interest (EOI) exercise, according to a Feb 27 press release by JLL Singapore. The guide price for the 4,036 sq ft unit is $20 million, translating to about $4,955 psf on the strata area.

The unit is the only strata commercial unit within the 30-unit Killiney condo. It is located on the ground floor of the six-storey building and is currently fully leased to a café and wine bar known as Bloom.

The property has permanent approval for restaurant use and a prominent road frontage with a barrier-free entrance. It is five minutes from Somerset MRT Station and has direct access to the prime Orchard Road belt.

The property’s surrounding locality is undergoing rejuvenation, which will enhance shoppers’ experience within the Somerset precinct and broader Orchard Road area, says Terry Wong, JLL’s senior director of capital markets. “This presents a great opportunity for highnet-worth individuals, family offices or business owners who wish to partake in the Orchard Road transformation story,” he adds.

Among the latest developments in Somerset are the opening of Trifecta — the first sports facility within Asia offering skating, surfing and snowboarding experiences — in October last year and the ongoing redevelopment of *Scape, which is slated to be completed by 1H2024.

Wong adds that the property can be further subdivided into multiple smaller F&B concepts, subject to authorities’ approval. “The neighbouring developments are likely to yield higher footfall to the locality in the future. The property’s strategic location at the popular F&B and commercial shophouse strip along Killiney Road allows the new owner various options to unlock potential value.”
