This Bantry Bay home, de­scribed as re­defin­ing stan­dards of lux­ury and set­ting a new bench­mark for so­phis­ti­ca­tion and at­ten­tion to de­tail, is on the mar­ket for R85m

BUILT on 745m² six years ago, this home was de­signed be­spoke for the cur­rent owner by lead­ing ar­chi­tect Ser­gio Columbo.

Of­fer­ing more than 1 000m² of liv­ing space, this north-fac­ing prop­erty of­fers four spa­cious bed­room suites plus a gourmet kitchen and a tem­per­a­ture-con­trolled wine cel­lar in­clud­ing custom-built walk-in wine fridges among other fea­tures.

Fully air-con­di­tioned and with el­e­va­tor ac­cess to all lev­els as well as its own gen­er­a­tor, this is a home where no de­tail has been over­looked to en­sure un­matched lev­els of lux­ury and so­phis­ti­ca­tion. Hi-tech se­cu­rity sys­tems, two staff suites and garag­ing for four ve­hi­cles are only a few of the ad­di­tional items on its lengthy list of fea­tures.”

Pam Gold­ing Prop­er­ties’ MD for the West­ern Cape metro re­gion, Lau­rie Wener, says the prop­erty oc­cu­pies sim­ply the best pos­si­ble po­si­tion in the sub­urb. “Bantry Bay is al­ways sought-af­ter for its shel­tered po­si­tion and out­stand­ing views,” she says, “and the proof of its ap­peal lies in the on­go­ing high prices be­ing achieved in this area in re­cent months, in­clud­ing a record R36,5m for 2 800m² of va­cant land.”

Jackie Rosen­berg and Jan­ice Toay, the agents mar­ket­ing this home, note that fewer houses have traded in the area re­cently but, they say, it has never been a high turnover area as it is dom­i­nated by many tro­phy prop­er­ties not for sale, mean­ing it is not a typ­i­cal mar­ket in this re­spect.

“But this par­tic­u­lar home,” says Wener, “has an ad­di­tional winning card, namely its po­si­tion ad­ja­cent to the green belt of the na­ture re­serve, en­sur­ing a tran­quil sur­round and high lev­els of pri­vacy. From its el­e­vated hill­side po­si­tion, it com­mands panora­mas of the At­lantic Ocean.”

Knowl­edge Fac­tory’s SAPTG statis­tics show that the Bantry Bay prop­erty mar­ket has per­formed ex­cep­tion­ally well in the past five years. The fig­ures show 15 full-ti­tle trans­ac­tions were con­cluded dur­ing the 2009-10 pe­riod for an av­er­age sell­ing price of R9,1m, com­pared to the 11 recorded trans­ac­tions dur­ing the 2008-09 pe­riod for an av­er­age sell­ing price of R8,7m. The five-year ap­pre­ci­a­tion trend shows growth of 36,56%, with the three-year ap­pre­ci­a­tion at 10,58% and the one-year trend in­di­cat­ing a whop­ping 46,15% ap­pre­ci­a­tion dur­ing a time con­sid­ered par­tic­u­larly bleak for the South African prop­erty mar­ket.

Rosen­berg and Toay say that cot­tages in the area sell from about R3m, mid-level homes any­where be­tween R15m and R25m, while the top end prop­er­ties can fetch prices of up to R100m.

They say that there is a con­stant up­grad­ing of the ex­ist­ing stock in ev­i­dence and that stand sizes range from be­tween 600m² and 900m².

In this home, top of the range mar­ble is a main fea­ture of the build­ing ma­te­ri­als, along with onyx and stain­less steel balustrad­ing and crafted wooden fit­tings.

The own­ers’ favourite fea­tures in­clude the el­e­va­tor which ser­vices ev­ery floor and the wine cel­lar which has two spe­cial tem­per­a­ture con­trolled walk-in wine fridges, along with the spe­cial wine racks and a tast­ing ta­ble fin­ished in wood and raw brick. The own­ers also par­tic­u­larly en­joy the dress­ing rooms with cus­tomised lux­ury cup­boards and the gym which over­looks the ocean.

“If a man’s home is his cas­tle, then this home is in­deed fit for a king or, at the least, an in­ter­na­tional high-flyer, celebrity or lo­cal cap­tain of in­dus­try,” says Wener
