Commune with nature in a bushveld hideaway
Michelle Swart finds out more about a lifestyle and investment opportunity at Sondela private nature reserve
THATCHED homes in a private nature reserve are on sale, providing permanent or holiday accommodation in a bushveld setting.
Sondela private nature reserve covers 4 800ha. It is 10km east of Bela Bela (Warmbaths), with access to the N1, and is about a 90minute drive from Johannesburg.
The resort has swimming pools, a restaurant, horse-riding, game drives, quad-biking, mountain-biking, bush walks, horse trails and 4x4 challenges.
Loua Boshoff, of Seeff Warmbaths, says he has a number of opportunities on his books for investors to purchase private game lodges in Sondela.
“This sectional title development covers 200ha at the eastern border of the reserve. Private access to the main gate ensures privacy and a safe, secure environment of each owner. The prices range from R1,8m up to R4m, making for affordable but luxurious holiday or permanent accommodation.”
If let out to holiday-makers these homes can realise good rental income through the rental pool, which Boshoff believes could average R15 000 a month.
“Houses usually have three or four bedrooms and are all thatched. Most of them are double storey, with a boma area and
² undercover parking. They are popular with businessmen that buy as investment and also for personal use. Furniture and appliances are included in the selling price.”
The most expensive home he has is a fully furnished home of 425m², with five bedrooms, two bathrooms, a kitchen, pantry, dining room, lounge with braai area, upstairs lounge with pool table and table tennis, and a patio with views of the bushveld. This property, priced at a little over R3m, can accommodate 10 people. The jacuzzi is in a separate hut next to the boma and braai area, which is fenced for privacy.
Boshoff says that R2,7m will buy you a 400m² home with five en-suite bedrooms, an open-plan kitchen and lounge, DStv, a boma with a braai area, and undercover parking for two vehicles, while R2,36m will buy a 300m² lodge set on 1ha on the edge of the development, with uninterrupted views of the bushveld.
This property offers three en suite bedrooms with open-plan living areas, fully equipped kitchen with gas and electricity, two braai areas, two fireplaces, carports and an alarm system.
A two-bedroom en suite home measuring 127m², with open-plan kitchen and lounge with separate scullery and a loft, a boma and carport for two vehicles, is priced at R1,8m.
“The properties offer a wonderful lifestyle and a great investment income from the rental pool.”
Sondela private nature reserve is a wildlife conservation area, but is also a working farm. As such, farm animals and implements can be seen. From milking cows to petting the tame sheep, the farmyard offers children an experience they will not easily forget.
The reserve is fully fenced with a controlled access gate and 24hour patrol. Other facilities include Piccinini’s bistro and pub, the Sondela shop, hot-and coldwater swimming pools, a tree house, Sondela wildlife centre, a mini ATM, a beauty and massage salon, target shooting, day and night game drives, hiking, putt putt, tennis, volleyball, cycling (with bikes for hire hourly or daily) and mountain bike trails.
