Com­mune with na­ture in a bushveld hide­away

Michelle Swart finds out more about a life­style and in­vest­ment op­por­tu­nity at Son­dela pri­vate na­ture re­serve

THATCHED homes in a pri­vate na­ture re­serve are on sale, pro­vid­ing per­ma­nent or hol­i­day ac­com­mo­da­tion in a bushveld set­ting.

Son­dela pri­vate na­ture re­serve cov­ers 4 800ha. It is 10km east of Bela Bela (Warm­baths), with ac­cess to the N1, and is about a 90minute drive from Jo­han­nes­burg.

The re­sort has swim­ming pools, a res­tau­rant, horse-rid­ing, game drives, quad-bik­ing, moun­tain-bik­ing, bush walks, horse trails and 4x4 chal­lenges.

Loua Boshoff, of Se­eff Warm­baths, says he has a num­ber of op­por­tu­ni­ties on his books for in­vestors to pur­chase pri­vate game lodges in Son­dela.

“This sec­tional ti­tle devel­op­ment cov­ers 200ha at the east­ern border of the re­serve. Pri­vate ac­cess to the main gate en­sures pri­vacy and a safe, se­cure en­vi­ron­ment of each owner. The prices range from R1,8m up to R4m, mak­ing for af­ford­able but lux­u­ri­ous hol­i­day or per­ma­nent ac­com­mo­da­tion.”

If let out to hol­i­day-mak­ers these homes can re­alise good rental in­come through the rental pool, which Boshoff be­lieves could av­er­age R15 000 a month.

“Houses usu­ally have three or four bed­rooms and are all thatched. Most of them are dou­ble storey, with a boma area and

² un­der­cover park­ing. They are pop­u­lar with busi­ness­men that buy as in­vest­ment and also for per­sonal use. Fur­ni­ture and ap­pli­ances are in­cluded in the sell­ing price.”

The most ex­pen­sive home he has is a fully fur­nished home of 425m², with five bed­rooms, two bath­rooms, a kitchen, pantry, din­ing room, lounge with braai area, up­stairs lounge with pool ta­ble and ta­ble ten­nis, and a pa­tio with views of the bushveld. This prop­erty, priced at a lit­tle over R3m, can ac­com­mo­date 10 peo­ple. The jacuzzi is in a sep­a­rate hut next to the boma and braai area, which is fenced for pri­vacy.

Boshoff says that R2,7m will buy you a 400m² home with five en-suite bed­rooms, an open-plan kitchen and lounge, DStv, a boma with a braai area, and un­der­cover park­ing for two ve­hi­cles, while R2,36m will buy a 300m² lodge set on 1ha on the edge of the devel­op­ment, with un­in­ter­rupted views of the bushveld.

This prop­erty of­fers three en suite bed­rooms with open-plan liv­ing ar­eas, fully equipped kitchen with gas and elec­tric­ity, two braai ar­eas, two fire­places, car­ports and an alarm sys­tem.

A two-bed­room en suite home mea­sur­ing 127m², with open-plan kitchen and lounge with sep­a­rate scullery and a loft, a boma and car­port for two ve­hi­cles, is priced at R1,8m.

Son­dela pri­vate na­ture re­serve is a wildlife con­ser­va­tion area, but is also a work­ing farm. As such, farm an­i­mals and im­ple­ments can be seen. From milk­ing cows to pet­ting the tame sheep, the farm­yard of­fers chil­dren an ex­pe­ri­ence they will not eas­ily for­get.

The re­serve is fully fenced with a con­trolled ac­cess gate and 24hour pa­trol.
