Hav­ing a whale of a time in a prime coastal set­ting

Michelle Swart finds out more about a choice of prime seafront prop­er­ties for sale in Her­manus

AS THE whale-watch­ing sea­son gets un­der way in earnest, the Over­berg town of Her­manus comes into its own, turn­ing al­most overnight from a laid-back sea­side town into a bustling tourist des­ti­na­tion.

Her­manus is re­puted to of­fer the world’s best land-based whale­watch­ing as South­ern Right Whales come into the safety of Walker Bay to breed.

Some­times in­ter­est in whal­ing can re­sult in in­ter­est in the prop­er­ties on of­fer.

“We have a par­tic­u­larly good se­lec­tion of homes right on the seafront or la­goon-front,” says Adrian Kuiper, Pam Gold­ing Prop­er­ties’ area man­ager.

“Such prop­er­ties are al­ways in de­mand, but by their very na­ture they are limited in num­ber — there is only one front row. The re­sult is that they are an ex­cel­lent in­vest­ment pur­chase as they never go out of fashion.

“For life­style pur­poses there is noth­ing that en­cap­su­lates the sea­side hol­i­day bet­ter than a home look­ing di­rectly on to the wa­ter. With such a wide va­ri­ety of stock on of­fer buy­ers have more choice than ever, rang­ing from af­ford­able sec­ond homes to top-end lux­ury prop­er­ties ideal for hol­i­day or per­ma­nent use. It is an ex­tremely op­por­tune time to in­vest.”

An­nien Borg, the com­pany’s MD for the Boland and Over­berg re­gions, says po­si­tion is al­ways one of the most im­por­tant fac­tors to con­sider when ac­quir­ing a new prop­erty.

“When it comes to seafront prop­erty, un­ob­structed views are par­tic­u­larly im­por­tant and you sim­ply can­not get any bet­ter than the front row in Her­manus. Add to this the town’s ex­cel­lent in­fra­struc­ture, with high-qual­ity shop­ping, school­ing, sports ac­tiv­i­ties, med­i­cal care and en­ter­tain­ment op­tions, and you have an ideal lo­ca­tion for a week­end get­away, hol­i­day or re­tire­ment home, or a per­ma­nent sea­side res­i­dence.”

One of the avail­able seafront homes is a villa set on a plot of 1 424m². Priced at R29,7m, the prop­erty of­fers 180 views over Walker Bay. With six en suite bed­rooms, a pool and Jacuzzi, it also of­fers ex­pan­sive re­cep­tion ar­eas and ter­races.

There is also an ex­clu­sive mod­ern home in Her­manus Heights avail­able of­fer­ing out­stand­ing sea and moun­tain views over­look­ing the Fern­kloof Es­tate. The fourbed­room home is set on close to 2 000m² and has an en­closed ter­race ideal for all-year-round en­ter­tain­ing. It is on the mar­ket at R6,6m.

Other op­tions in Her­manus it­self in­clude a newly built fourbed­room home in Her­manus Heights for sale at R5,5m, and a five-bed­room seafront home in Voëlk­lip, with su­perb views of Walker Bay, priced at R24m.

In neigh­bour­ing Sand­baai a seafront home with spec­tac­u­lar views, op­u­lent fin­ishes and a spa­cious en­ter­tain­ment ar­eas is on the mar­ket for R7,95m. Orig­i­nally de­signed as a guest house, the beach house has seven bed­room suites and a swim­ming pool.

An­other beau­ti­ful home is for sale just 30m from the main On­rus beach, priced at R9m. Pri­vacy and se­cu­rity are hall­marks of this prop­erty, which of­fers four bed­rooms and spec­tac­u­lar sea and moun­tain views.

If seafront homes are highly sought-af­ter com­modi­ties in Her­manus, then seafront plots are like gold.

“Sup­ply and de­mand drive prices, and as more and more of the re­main­ing va­cant plots are built upon the value of un­de­vel­oped land goes up,” says Borg.

“There are now just a few va­cant er­ven still avail­able and buy­ers who wish to cre­ate their dream homes are will­ing to pay a pre­mium for the op­por­tu­nity. This year alone Pam Gold­ing Prop­er­ties has sold two va­cant plots of 990m² each for R9,3m each.”

There are three va­cant seafront plots for sale in Her­manus’s satel­lite towns. One is on the wa­ter’s edge in Sand­baai, and the owner will be able to walk from his 1 208m² prop­erty just a few steps on to On­rus beach. This prop­erty is priced at R5,4m.

There are also two plots of 715m² and 649m² in nearby Ver­mont both priced at R4,5m, with un­in­ter­rupted ocean views.

“We are see­ing a great deal of in­ter­est from cash buy­ers at present look­ing to cap­i­talise on the su­perb range of stock and the op­por­tu­nity to ac­quire a bar­gain,” says Kuiper.

“ The high­est level of de­mand is for homes in the price range from R1m to R3m, and there is the best se­lec­tion in years to choose from in this price range.

“The whales are be­gin­ning to ar­rive and the town’s peak tourism sea­son is ap­proach­ing and we ex­pect a sig­nif­i­cant pick-up in mar­ket ac­tiv­ity within the com­ing months. The time is ripe to ac­quire well-priced prop­er­ties in prime po­si­tions and en­joy all the ben­e­fits of the out­stand­ing Her­manus life­style,” he says.
