Having a whale of a time in a prime coastal setting
Michelle Swart finds out more about a choice of prime seafront properties for sale in Hermanus
AS THE whale-watching season gets under way in earnest, the Overberg town of Hermanus comes into its own, turning almost overnight from a laid-back seaside town into a bustling tourist destination.
Hermanus is reputed to offer the world’s best land-based whalewatching as Southern Right Whales come into the safety of Walker Bay to breed.
Sometimes interest in whaling can result in interest in the properties on offer.
“We have a particularly good selection of homes right on the seafront or lagoon-front,” says Adrian Kuiper, Pam Golding Properties’ area manager.
“Such properties are always in demand, but by their very nature they are limited in number — there is only one front row. The result is that they are an excellent investment purchase as they never go out of fashion.
“For lifestyle purposes there is nothing that encapsulates the seaside holiday better than a home looking directly on to the water. With such a wide variety of stock on offer buyers have more choice than ever, ranging from affordable second homes to top-end luxury properties ideal for holiday or permanent use. It is an extremely opportune time to invest.”
Annien Borg, the company’s MD for the Boland and Overberg regions, says position is always one of the most important factors to consider when acquiring a new property.
“When it comes to seafront property, unobstructed views are particularly important and you simply cannot get any better than the front row in Hermanus. Add to this the town’s excellent infrastructure, with high-quality shopping, schooling, sports activities, medical care and entertainment options, and you have an ideal location for a weekend getaway, holiday or retirement home, or a permanent seaside residence.”
One of the available seafront homes is a villa set on a plot of 1 424m². Priced at R29,7m, the property offers 180 views over Walker Bay. With six en suite bedrooms, a pool and Jacuzzi, it also offers expansive reception areas and terraces.
There is also an exclusive modern home in Hermanus Heights available offering outstanding sea and mountain views overlooking the Fernkloof Estate. The fourbedroom home is set on close to 2 000m² and has an enclosed terrace ideal for all-year-round entertaining. It is on the market at R6,6m.
Other options in Hermanus itself include a newly built fourbedroom home in Hermanus Heights for sale at R5,5m, and a five-bedroom seafront home in Voëlklip, with superb views of Walker Bay, priced at R24m.
In neighbouring Sandbaai a seafront home with spectacular views, opulent finishes and a spacious entertainment areas is on the market for R7,95m. Originally designed as a guest house, the beach house has seven bedroom suites and a swimming pool.
Another beautiful home is for sale just 30m from the main Onrus beach, priced at R9m. Privacy and security are hallmarks of this property, which offers four bedrooms and spectacular sea and mountain views.
If seafront homes are highly sought-after commodities in Hermanus, then seafront plots are like gold.
“Supply and demand drive prices, and as more and more of the remaining vacant plots are built upon the value of undeveloped land goes up,” says Borg.
“There are now just a few vacant erven still available and buyers who wish to create their dream homes are willing to pay a premium for the opportunity. This year alone Pam Golding Properties has sold two vacant plots of 990m² each for R9,3m each.”
There are three vacant seafront plots for sale in Hermanus’s satellite towns. One is on the water’s edge in Sandbaai, and the owner will be able to walk from his 1 208m² property just a few steps on to Onrus beach. This property is priced at R5,4m.
There are also two plots of 715m² and 649m² in nearby Vermont both priced at R4,5m, with uninterrupted ocean views.
“We are seeing a great deal of interest from cash buyers at present looking to capitalise on the superb range of stock and the opportunity to acquire a bargain,” says Kuiper.
“ The highest level of demand is for homes in the price range from R1m to R3m, and there is the best selection in years to choose from in this price range.
“The whales are beginning to arrive and the town’s peak tourism season is approaching and we expect a significant pick-up in market activity within the coming months. The time is ripe to acquire well-priced properties in prime positions and enjoy all the benefits of the outstanding Hermanus lifestyle,” he says.
