SIL­VER­HURST Es­tate, sit­u­ated in the Cape sub­urb of Con­stan­tia, holds great ap­peal for in­vestors as prices have es­ca­lated within the es­tate at a greater rate than the rest of the Con­stan­tia area. This is ac­cord­ing to Marie Durr of Gre­eff Prop­er­ties who is mar­ket­ing this R23m home which is sit­u­ated within the es­tate. “There is a great de­mand for se­cu­rity and Sil­ver­hurst Es­tate with its 24-hour pro­tec­tion gives in­vestors peace of mind,” she says.

Prop­erty data sourced from Light­stone, a prop­erty sta­tis­tics and data provider, ranks Sil­ver­hurst Es­tate first in the coun­try in terms of the mean val­u­a­tion of prop­er­ties there, which is sitting at just over R16,439m.

Durr notes that apart from the 24-hour se­cu­rity there around six acres of pri­vate open space with two grass ten­nis courts with a small pavil­ion and beau­ti­ful gar­dens with me­an­der­ing walk­ways.

Talk­ing about sales here, she says that as with the rest of the coun­try, sales last year slumped, es­pe­cially in up­per price ranges. Durr says that only three prop­er­ties sold in the Sil­ver­hurst Es­tate dur­ing last year with four sold to date this year.

“Homes here are highly sought-af­ter and rarely be­come avail­able for sale,” she says, “with en­try-level homes in the re­gion of R15m. In some in­stances, pur­chasers have de­mol­ished in­stead of ren­o­vat­ing mean­ing that these are there­fore re­garded as plot sales,” she says. “There are not many dou­ble plots and here again this has been cre­ated by an owner pur­chas­ing two plots next to each other and de­mol­ish­ing to cre­ate a larger gar­den. On av­er­age the plot sizes range be­tween 1 350m² and 4 000m².

Ameni­ties nearby in­clude shop­ping cen­tres with pop­u­lar restau­rant and gro­cery shops, the Groote Con­stan­tia wine es­tate is close by of­fer­ing light mu­sic and restau­rants and ex­ten­sive walks among the vine­yards while the Con­stan­tia Sports club with a Vir­gin Ac­tive gym, bowl­ing greens, ten­nis courts, rugby and hockey fields is only 5km from the es­tate.
