SILVERHURST Estate, situated in the Cape suburb of Constantia, holds great appeal for investors as prices have escalated within the estate at a greater rate than the rest of the Constantia area. This is according to Marie Durr of Greeff Properties who is marketing this R23m home which is situated within the estate. “There is a great demand for security and Silverhurst Estate with its 24-hour protection gives investors peace of mind,” she says.
Property data sourced from Lightstone, a property statistics and data provider, ranks Silverhurst Estate first in the country in terms of the mean valuation of properties there, which is sitting at just over R16,439m.

Talking about sales here, she says that as with the rest of the country, sales last year slumped, especially in upper price ranges. Durr says that only three properties sold in the Silverhurst Estate during last year with four sold to date this year.
“Homes here are highly sought-after and rarely become available for sale,” she says, “with entry-level homes in the region of R15m. In some instances, purchasers have demolished instead of renovating meaning that these are therefore regarded as plot sales,” she says. “There are not many double plots and here again this has been created by an owner purchasing two plots next to each other and demolishing to create a larger garden. On average the plot sizes range between 1 350m² and 4 000m².
