Relax poolside with Long Beach in sight

-

FIRST named in 1743 in description of the northern corner of the farm Slangkop, the Cape suburb of Noordhoek has retained its rural atmosphere and boasts wetlands and a famous beach popular among horse riders.

The Noordhoek valley remains one of Cape Town’s most treasured destinations. It is accessible via one of the most spectacular marine passes in the world, Chapman’s Peak Drive, which winds its way between Noordhoek and Hout Bay offering spectacular views of the Atlantic Ocean.

In keeping with the rustic atmosphere, the properties here are all full title, with stands mostly measuring more than 1,000m². Knowledge Factory’s SAPTG statistics indicate that the predominant price band for properties in Noordhoek is between R2m and R5m. The figures also show that homes in the area have seen a one-year appreciation trend of 7.43% and a five-year appreciation trend of 9.14%.

Mike Greeff, CEO of Greeff Properties, an exclusive Affiliate of Christie’s international Real Estate, says that they currently have a classic Cape Homestead property in Noordhoek on the books where the asking price has been reduced by R500,000. “Now priced at R4.95m, this four-bedroom home with three bathrooms and a pool is currently the best buy in its category in Noordhoek.”

Greeff says that prices for properties in Noordhoek currently range from around R2m for a basic three-bedroom home in Lake Michelle security estate to R28m for a six-bedroom mansion on five acres in the prestigious De Goede Hoop Private Estate.

“Noordhoek offers spacious erfs and unparalleled valley and ocean views, which translate into unbeatable value when compared to similar homes with views in the City Bowl or on the Atlantic Seaboard,” he says. “This classic home is a prime example.”

Located against Owls Koppie in the prime Dassenberg area, this property is set at the top of a long driveway. Boasting views of Noordhoek valley and Long Beach, the six-year-old home measures 466m² under roof, which includes two garages, and is set on grounds measuring 4,278m².

Greeff Properties is marketing a wide range of Noordhoek properties — from a three-bedroom home near the beach in old Noordhoek for R2.45m to a gracious five-bedroom homestead in De Goede Hoop Estate on five acres of landscaped gardens with swimming pool, private dam, stables, paddocks, a river, fruit orchards and surrounding woodlands. The property is also home to two separate, two-bedroom selfcatering guest cottages and is priced at R19.5m.

Noordhoek, which is about a 30-minute drive (depending on traffic) from central Cape Town, was originally a collection of dairy farms. Its beach soon began to attract holiday makers and its country surrounds drew those seeking an escape from the bustle and closer quarters of typical suburbia. Noordhoek soon became known for its artistic and “holistic” community. Today it is home to a growing collection of families and retirement villages, as well as an equestrian community served by a number of riding schools and stables. Riders are spoiled for choice with trails in protected nature reserves and along the idyllic stretch of Long Beach.

Noordhoek Farm Village boasts a collection of fine restaurants, craft boutiques and souvenir shops. Longbeach Mall shopping centre, with restaurants, supermarkets, boutiques and cinemas, caters for residents’ every need, and excellent schools are located in and around False Bay as well as at the foot of Ou Kaapse Wag, in Steenberg. Cape Town International Airport is about a 45-minute drive away. Price: R4.95m Contact: Greeff Properties 021 785 7222
