This obviously limits the type of developmen­t that can be built. Because land in the area is so expensive, the homes being built today are around R10m plus. Due to the fact that the area is affluent, there is a substantia­l pool of buyers from which to draw.”

Of the property market in Morningsid­e in general, Robinson says that the area is experienci­ng a high demand in homes in the R3m to R6m bracket. “While in the higher price ranges the audience is smaller and the homes do take longer to sell, the market is definitely on the move, with a shortage of stock developing.”
