Office building with bank tenant on offer

PRIME commercial space in the heart of Springs’ central business district is to be auctioned by Park Village Auctions.

A particular­ly well-maintained, double-storey office building will be one of the properties to go under the hammer.

The building — 17, 5th Avenue, on the corner of 4th Street — measures 800m² and is currently tenanted by First National Bank (FNB). Accordingl­y, the property has been fitted to meet the bank’s requiremen­ts and is in a very good state of repair.

Access to the property’s central foyer is provided via a main entrance on 5th Avenue. The ground floor comprises the general banking hall, ancillary offices, an automatic teller machine foyer, a staff kitchen and cloakrooms.

A pedestrian elevator and tiled pedestrian staircase lead to the building’s first floor, which consists of a general inquiries lounge, private offices, a staff kitchen and cloakrooms.

The elevator and staircase also lead to a basement parking area, which can be entered via a driveway at the side of the building.

According to Park Village Auctions’ Jaco du Toit, FNB has a lease agreement in place until 2015, which makes the property that much more attractive because rental income can be derived from it immediatel­y.

The fact that the property occupies such a highly visible location means that it will probably continue to appeal to high-profile tenants for many years to come.

The property will be auctioned on site on Wednesday next week at 11am.

Park Village has also been given the task of auctioning the entire assets of Talbot Engineerin­g, a well-establishe­d engineerin­g concern located in Benrose, Johannesbu­rg. The auction will be hosted on site at 16 Julbert Road, Benrose, on Tuesday at 10.30am.

A wide variety of high-quality equipment will be auctioned, including: a large assortment of lathes (brands include Canhua, Gap, Runmaster, Ceneta and Ward); milling machines (Lagun, Turret, Rong Fu, Correa); manual and hydraulic guillotine­s (FJ Edwards, Mowat and Son and Rushworth); eccentric presses; and a low-pressure die-casting machine.

An assortment of pedestal drills (Parkin, Kira, Mitco, Arboga); a variety of furnaces; a hydraulic pressure tester; assorted cut-off saws; hydraulic press brakes; assorted scales; fettling machines; bending brakes and grinders will also be on offer.

A variety of aluminium stock, office equipment and furniture will also be auctioned.

Park Village’s LeRoy Augustyn says this auction will appeal greatly to bargain hunters seeking to trim costs and remain profitable. “Much of the equipment due to go on sale would entail a significan­t financial outlay if bought new. As such, these assets represent great value for money and meet a very real need right now.”

Viewing will take place on Monday from 10am to 3pm. The items will be sold piecemeal.

Liquidatio­n and bank-repossesse­d commercial vehicles will feature at Park Village’s monthend sale, to be held at the company’s truck yard at Nasrec.

A bevy of quality rigid trucks and truck tractors will be brought to market.
