Prime Robertson house boasts mountain views

• Edwardian three-bedroom home and cottage offer Western Cape investment opportunity

-

A fantastic investment opportunity is going on auction in Robertson that could gross the owner up to R15,000 a month in rental income.

The opportunity comes in the form of a charming Edwardian home and an additional separate cottage, both on a 947m² erf.

The main house comprises three bedrooms, as well as one large bathroom, a reception room, a dining room and openplan kitchen and sitting room with a reburner fire that keeps the sitting room, kitchen and dining room cosy in the winter.

The front of the house was built in about 1903 and features high ceilings and original Oregon doors, surrounds and floors. Two bedrooms and a laundry room have been tastefully added recently with a sliding door into the courtyard garden.

The house is set in low maintenance gardens with a selection of drought-resistant plants, which act as a haven for many species of birds.

To one side of the home is a forest garden with beautiful views of the Langeberg Mountains in the distance.

On the other side of the property is a secret courtyard with palm trees and a substantial braai area, which is enclosed by a 1.6m wall that provides safety and seclusion.

The cottage spans 70m² and looks out onto the courtyard. It is open plan and could be rented out for about R4,000 a month, if a small kitchen is installed.

Recently various properties in the area have been bought and renovated. An up-market retirement complex is being built diagonally opposite the property and a unit in that complex has just sold for R3.4m.

These factors, together with other variables, will almost certainly assist in increasing property values substantially in this historical part of Robertson within the next few years.

The property is close to the centre of Robertson, which provides a surprisingly good shopping area.

More than 50 vineyards are also on your doorstep as well as nature reserves, rock climbing, hikes, canoeing and all things that the great adventurer in you will love.

“If one wishes to purchase the property with a 20-year bond [at 10%], it rounds out to about R13,500 per month in repayments. For those starting out in the market, a R4,000 per month revenue from the cottage can take the edge off bond repayments.

“Furthermore, the house can be easily split into two, with the smaller section bringing in about R5,000 a month and the larger about R6,000 a month. That is a total revenue of about R15,000 a month,” said Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.

The house, at 66 Paul Kruger Street, will be on show on Saturday between 3pm and 5pm.

The property will be going on auction on June 27 at 12pm.

The reserve price is R1.4m. However, all offers will be reviewed. A 5% deposit is payable on signature of acceptance and the 10% commission plus VAT over and above the bid amount.

Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.

A copy of the offer to purchase can be obtained by contacting the Rawson office.

Bids can be delivered to Rawson Property’s head office at 222 Main Road, Rondebosch, Cape Town.
