Industrial property going under hammer

A prime piece of industrial property, located on the R43/N2 in Botrivier, will be coming up for auction, courtesy of Rawson Auctions Western Cape.

The 4,957m² property features a main factory or workshop and 40 storage units. The plot can either serve as a place of industry, or can be let out.

The storage units alone are capable of generating R40,000 a month, and the factory, which is vacant, can bring in another R32,000 a month.

The estate is fully serviced with all the relevant infrastruc­ture and ample electricit­y.

In addition, the property gets its water from the neighbouri­ng mountain range at no cost, which it stores in 30,000l tanks on site.

There is additional unused land of about 2,300m², which is included with a servitude on the title deed, 100m from the highway. This needs to be discussed with the current owner.

The sale is for the land and improvemen­ts only, and not the business. However, the owner will hand over all the leases on storage units.

The property will be auctioned on February 27 2019 at noon at 222 Main Road, Rondebosch (Rawson’s head office).

The reserve price is R4.5m, but all offers will be reviewed. In terms of the land, the seller is not registered for VAT, and as such, a transfer duty is not payable.
