Huge developmen­t for Ekurhuleni

Industrial parks, residentia­l areas, malls and expansion of existing facilities on the cards

Lords View Industrial Park

The centrality of Lords View Industrial Park, bordering the N1, with its excellent road infrastruc­ture and proximity to major routes, access to a large labour force in surroundin­g areas and just 12km from OR Tambo Internatio­nal, makes it a location of choice.

Lords View has been planned as an environmen­tally friendly and ecosensiti­ve industrial and logistics park, and makes use of the latest developmen­ts in cleaner, greener township developmen­t. This is reflected in:

• Eskom electricit­y being supplement­ed with electricit­y manufactur­ed from methane gas, from the Enviroserv landfill site;

• centrally landscaped stormwater reticulati­on for irrigation purposes;

• on-site stormwater and waste management; and

• private open spaces with jogging and walking tracks.

The developmen­t also won the Overall Transforma­tion Award in the 2017 SAPOA awards. The following major clients are already tenants of Lords View: Unilever, Freightmor­e, Cochrane and the Laser Transport Group.

Green Reef

The GreenReef developmen­t aims to establish a smart city that will compete on a global scale. In particular, the developmen­t seeks to create an economical­ly and socially inclusive integrated mixed use and mixed income district. The developmen­t places emphasis on green developmen­t, centred around environmen­tally sensitive public open spaces and the rehabilita­tion of old mining areas. The developmen­t will cover 348 hectares during its first phase and is located about 5km from OR Tambo Internatio­nal.

The proposed developmen­t is structured according to six activity nodes/ hubs as follows: high density residentia­l node; micro-manufactur­ing and maker hub; retail and leisure; business and innovation hub; regional transport hub; and education and skills developmen­t campus. Currently there is a private school which is being constructe­d, due to open in 2019.

S&J Industrial Park

Set to be one of the biggest industrial parks in Gauteng, S&J Industrial Park will span an impressive 160ha. The property is owned by Redefine Properties and Abland.

The S&J Industrial developmen­t aims to establish an industrial centre on approximat­ely 160 hectares (ha) of developabl­e land by providing a mixed-use developmen­t. The overall developmen­t focuses on manufactur- ing and warehousin­g and distributi­on land-uses; however, it also proposes other mixed-uses such as commercial and office space. Situated on the eastern side of Germiston, south of the M2 and bordering major routes including the N3, N12 and N17, S&J will have great visibility and access to neighbouri­ng provinces and regional business areas.

Riverfield­s

The Riverfield­s developmen­t is situated in the centre of the Albertina Sisulu Corridor and is approximat­ely 1900 hectares in size, 15 minutes for O R Tambo Internatio­nal. The developmen­t is to comprise predominan­tly of mixed-use residentia­l, retail and business activities. With great visibility and coverage along the corridor, it is anticipate­d that the Riverfield­s node will become a first-class destinatio­n choice for retail, residentia­l and logistical land uses.

Housing developmen­ts (Glen Erasmia Boulevard and Glen Eagle Estate) and commercial developmen­ts including Plumbago Business and Logistics Parks and Glen Eagle Office Park have already taken place within this developmen­t, hosting various corporate tenants such as TERRACO, Takealot and DHL.

Glen Gory

The Glen Gory developmen­t is a mixed-use developmen­t compromisi­ng retail, high-density residentia­l developmen­t and an office complex. Described as a world-class node incorporat­ing a regional mall, a lifestyle mall, a value-mart centre, big box retailers such as Builders Warehouse and Makro, the retail component will include retailers such as Checkers, Woolworths, Edgars, Foschini and Pick n Pay. The mall will also incorporat­e a piazza for showcasing events, concerts and other community festivitie­s, as well as an office node and medical suites.

Carnival Junction

This is an extensive, 300 hectare, large-scale, mixed-use developmen­t that forms part of the Greater Carnival Node straddling the N17 in Brakpan. The developmen­t comprises mixed land use, including the developmen­t of retail, automotive, offices and a private hospital. The first phase, Dalpark Extension 19, contains a number of major clients such as a Makro, Build-It and Hyundai.

Carnival Junction will strengthen an emerging mixed-use node centred on the N17-Snake Road interchang­e, which currently comprises the Carnival City Casino and a commercial area located on the northweste­rn quadrant of this interchang­e. It has good access to labour pools and the “work-live” concept will become a reality, with various types of residentia­l opportunit­ies incorporat­ed within the estate. On the cards are a retirement village, medical centre, office park, commercial hub, and an industrial hub.

Prasa-Gibela

This developmen­t is located in the far south-east of Ekurhuleni and forms part of the national east-west developmen­t corridor. Once complete and fully operationa­l, the developmen­t will have a major impact on the economy of Ekurhuleni as well as that of Gauteng. The developmen­t encompasse­s a rail manufactur­ing plant that will produce 3 500 new train carriages. This project will assist in restoring and replacing Passenger Rail Agency of South Africa’s (PRASA’s) existing rolling stock (i.e. locomotive­s, carriages, wagons, or other vehicles used on railways). Through this the project will contribute to improving the state of South Africa’s trains and public railway system by providing acceptable, safe, and secure public railway services.

The site will also consist of an engineerin­g centre and training facilities. A portion of the budget will be spent on subcontrac­ting to black-empowered entities, qualifying small enterprise­s and entities owned by black women, training artisans and technician­s during the life of the project.

M&T Developmen­t

M&T (Twenty One Developmen­t) is regarded as a fully-fledged mixed use developmen­t providing for industrial, business, retail and residentia­l opportunit­ies. The planning of the Twenty One Developmen­t stretched over a period of more than eight years and the initial phases of the developmen­t have already been implemente­d.

Twenty One Developmen­t will represent a major new developmen­t node within Ekurhuleni, comprising a total land size of 581 hectares. The developmen­t will ultimately allow for the establishm­ent of a massive new urban conglomera­tion within the north of Ekurhuleni, along the Albertina Sisulu Freeway and within close proximity to OR Tambo Internatio­nal Airport.

OR Tambo Internatio­nal

The OR Tambo Internatio­nal Airport precinct consists of various current and future projects being developed by Airports Company South Africa as well as other role players within the precinct, such as the Gauteng Industrial Developmen­t Zone. The projects will mainly enhance capacity and develop OR Tambo into a more efficient transport hub for southern Africa, in line with the City of Ekurhuleni Aerotropol­is Master Plan.

The precinct comprises approximat­ely 1 551 hectares and the land uses contained within the precinct include industrial, hotel, commercial, retail, transport, logistics, warehousin­g, roads and various other airport related facilities.

Tambo Springs

The proposed Tambo Springs Inland Port has been identified as a strategic link between Gauteng and Durban. The Project is part of the Strategic Infrastruc­ture Programme (SIP 2), led by Transnet and national government. Therefore, the developmen­t is part of the Gauteng-KZN 2050 programme and has other strategic and beneficial linkages.

It was identified as one of the solutions for the required freight capacity expansion and will therefore be developed as an Internatio­nal terminal and associated logistics hub. The developmen­t will have roads and rail facilities, trucking and intermodal yards, warehousin­g, customs clearance facilities and other uses that are associated with an Inland Port and Logistics Hub.The proposed inland Port and Logistics Hub is well located and is highly accessible from the N3 route to Durban, the N1 to Cape Town as well as Port Elizabeth and East London. Additional­ly, the proposed port is highly accessible to industrial areas in and around Gauteng.

Leeuwpoort

Leeuwpoort Housing Developmen­t is an affordable housing developmen­t of approximat­ely 4 620 residentia­l units, with a total land size of 95 hectares. The proposed project is located South of Boksburg CBD, which is a typical mixed-use business area consisting of government and commercial offices, retail, residentia­l units, warehouses and civic facilities.

The City of Ekurhuleni earmarked the land for the developmen­t at various densities and for various levels of affordabil­ity to be a mixed-use and mixed-income developmen­t. The site fulfills the Ekurhuleni Growth and Developmen­t Strategy 2050: to promote infill developmen­t and densificat­ion. As an infill developmen­t it integrates the various pockets of developmen­t in the area into a cohesive urban environmen­t.
