Randburg offers a range of prices and lifestyles

RANDBURG, with its wide range of suburbs offering a variety of lifestyles and prices, is extremely popular, while also being convenient and accessible.

Not only is Randburg close to the greater Sandton area and major arterials, but its first-rate shopping centres, medical and sports facilities, and excellent private and public schools are major drawcards for residents and investors.

Tony Ketcher, Seeff ’s managing director in Randburg, says the well-establishe­d suburbs appeal to investors and residents because properties offer not only great value for money, but good growth potential and returns on investment. Buyers are of all ages. “While young profession­als, retirees looking to scale down, and students prefer the sectional title and lock up and go market, full title stands and homes in security villages attract middle- and upper-income families.”

According to Ketcher, one of the most popular areas in Randburg is Linden, with its village-like atmosphere.

“Property prices in Linden are ever rising and the demand is so high that we sometimes get up to 50 potential buyers on a single show day.

“It is the ideal spot for singles. There are also many large stands that have proved to be popular (as they allow) subdivisio­n.

“Free-standing homes in Linden sell at between R1.8 million and R2.5m, while the sectional-title market has one-bedroomed flats starting at R560 000.”

Another popular and upmarket suburb that has maintained its value over the years is Northcliff – especially Northcliff Ridge, which is known for its large homes, stunning views and establishe­d gardens.

Prices in Northcliff range from more than R2m to R16m for freehold properties. Sectional title units can sometimes be found for under R1m.

Honeydew is one of the oldest suburbs in Randburg and resembles a village. The property market here offers buyers the option of stylish apartments, security complex housing, prime developmen­t land and golf estates, such as the Eagle Canyon Golf Estate. Flats on this golf estate range from R3.5m and homes from R4.5m to R16m.

Other popular suburbs include Bordeaux, which is almost exclusivel­y free- hold. It is boomed off and familyorie­nted.

Jukskei Park has spacious parks and is especially favoured by young families who have outgrown cluster and townhouse living.

Bordeaux prices range from R1.4m to R3m, while those in Jukskei Park range from R550 000 for starter sectional title units to full-title homes ranging from R900 000 to figures close to R3m.

Among the most affordable suburbs in Randburg are Weltevrede­n Park, where a sectional title unit may be found for R500 000 and prices for family homes start at under R1m.
