Emmarentia Dam and the surroundin­g botanical gardens provide open spaces for Joburgers and their dogs, and its closest suburb is one in which interest is high, and properties hold values

CENTRALITY of location and solid homes which may be renovated or modernised are among the attraction­s that make Emmarentia a popular neighbourh­ood in which demand for residentia­l property habitually outstrips supply.

“Emmarentia is ideally situated close to Sandton, Rosebank, Cresta Shopping Centre and the Joburg CBD. Refurbishm­ents to the Rosebank Mall, proximity to Gautrain and further developmen­ts in Sandton City and Cresta Centre have helped increase Emmarentia’s appeal,” says Ines Neto, a sales associate with Re/max Advantage.

She describes Emmarentia as a leafy suburb incorporat­ing Emmarentia Ext 1 and Emmarentia Ridge that has within its boundaries Emmarentia Dam, the Johannesbu­rg Botanical Gardens and Marks Park Cricket Club.

Emmarentia Dam occupies the north-east of the Johannesbu­rg Botanical Gardens and is fed by two smaller dams in the gardens. There are seven distinct gardens, all dating to 1866, before the establishm­ent of the city of Joburg.

“There are excellent schools in the area and various places of worship, and Joburg is a short drive away,” Neto says.

She says consistent demand for residentia­l homes means “properties in Emmarentia will continue to hold their market value”.

The most notable neighbourh­ood mosque is Masjid-ur-rahman, Emmarentia’s first, situated on the corner of Ingalele Road and Barry Hertzog Avenue.

Neto says homebuyers choosing to settle here are mostly young families who are attracted to the area by the essential amenities.

Well-known schools include Emmarentia Primary, Kairos School of Inquiry, Greenside Primary and Greenside High.

Many homes have been modernised and turned into attractive modern double-storey structures, says Neto.

Homes in the quieter part of Emmarentia are the most popular. Buyers prefer the properties located away from the busy main routes, Barry Hertzog Avenue and Judith Road.
