Robertsham is an affordable area with attraction­s including famous Gold Reef City

OU COULD do well to get an older home that you can renovate at your own pace and thus avoid a higher initial cost price for your dream property. This is the priceless advice for anyone in the market for a home in Robertsham, which offers a great selection of properties that have shown to gain good growth over time.

Centrally situated in the south of Joburg, Robertsham offers easy access to highways and main routes as well as the Joburg CBD.

Ormonde Shopping Centre, Southdale Shopping Centre and Xavier Boulevard Shopping Centre are all within a 2km radius of the suburb, with the three main local primary schools, Robertsham Primary, Winchester Ridge Primary and Theo Wassenaar Primary all within a 1km distance.

“Robertsham is a middle-class suburb with affordable properties.

“Prices of the homes vary depending on their condition.

There are older homes which have not been renovated for which one could get at a reasonable price of about R1.3 million to R1.4m.

“Then there are the homes that have been renovated and extended that would go for around R2m or more,” says Mostert.

She believes this is the perfect time for buyers to take advantage of prices that have remained steady for two or so years, also taking into account the fact that buyers are presented with plenty of choices at the moment.

“For buyers in general, it is advisable to shop around with a qualified estate agent who knows the area well, then view a few properties to get a feel for the area before making a decision,” says Mostert.

The longer sale periods being experience­d across real estate at the moment, puts the onus on homeowners to price their properties realistica­lly should they decide to put their homes on the market, says Mostert.

“Robertsham is a popular area. If a property is under R2m it will sell quite quickly. Obviously the higher priced properties are on the market a bit longer.”

Mostert describes the suburb as having a good spread of different population groups. Several mosques have been built in the area over the past couple of years as the area has traditiona­lly been a Muslim stronghold and continues to more Muslim residents.

With as many as 64% of homeowners having owned their properties for 11 or more years, Robertsham enjoys one of the longest average property ownership periods in Joburg.

Testament to this is the 25% home-owning pensioner demographi­c, which by any comparison is higher than is usual for most areas. Evans Park is slightly more expensive while Southdale is marginally more affordable.
