Myrlene Poggenpoel of Chas Everitt West Rand says Florida has “different pockets that attract people — people often ask whether a property is north or south of Goldman Street, for example. If it’s north of Goldman, it’s more attractive to buyers.”

Her colleague Maria Sandows makes a similar comment about Florida Lake where, she says, properties on the Hamburg side (rather than the eastern lake side) fetch a premium — and prices vary from R300 000 (sectional title, lake side) to upwards of R750 000 (freestandi­ng house, Hamburg side).

Poggenpoel says the property types in Florida are mixed, too, from large (up to 100m2), old apartments (which will sell for around R350 000 to R380 000) to townhouses (between R380 000 and R420 000) up to freestandi­ng homes (stand sizes can range from 495m2 to well over 2 000m2).

She says the average price for homes in the area is around R840 000, but adds that a Florida home was recently sold for R1.8-million — it was on a 2 000m2 stand, had four garages, a landscaped garden and borehole, and a two-bedroom flatlet. The property was also in the northern part of Florida, bordering on Florida Park.
