Frail-care centres for the savvy

Bid online for a range of property choices

-

● With a huge pent-up demand for retirement accommodation in SA — particularly with quality medical facilities on site — the availability for purchase of three separate leading frail-care centres in upmarket retirement villages and three individual two-bedroom units offers lucrative investment opportunities for the savvy buyer.

“These and other well-positioned investment properties are up for sale on our next online property auction on December 4,” says MC du Toit, CEO auctions and sales for BidX1 South Africa.

“All three centres will be sold separately and then together, while the three twobedroom units — which are located in Villa Cortona Retirement Village in the Cape — will be sold individually and completely separately from the frail-care centres. All bids received, whether on an individual frail-care centre or on all three, will be presented to the trustees.

“The frail-care centres are in Villa Cortona Retirement Village in Graanendal Estate, Durbanville; in Fontaine Bleau Retirement Village in Welgelegen; and in La Vie Est Belle Retirement Village in the Bonne Sante Building in Sonstraal Heights — all in Cape Town’s burgeoning northern suburbs.”

The three retirement villages have a combined total of 88 beds. With views of Table Mountain and over Table Bay, Fountaine Bleau Retirement Village facilities include lounges with fireplace, a ladies bar and a library, among others. Villa Cortona Retirement Village includes a coffee shop, laundry, ladies bar and gym.

“We have a good mix of properties on this forthcoming auction, a very notable property being a fully tenanted, mixed-use building with retail and office space, ideally positioned on the corner of Kenneth Kaunda Road (formerly known as Northway) and Umhlanga Rocks Drive in upmarket Durban North, KwaZulu-Natal,” adds Du Toit.

“With an opening bid of R27m, this building in prime position with high exposure is in excellent condition and yields a gross rental per annum of just over R5m, making it an ideal investment proposition.

The gross lettable area is approximately 2,000m² with potential to create additional space.”

Other properties on auction include a beautiful four-bedroom home in soughtafter, secure and pet-friendly Stonehaven Estate, set against a backdrop of the Silvermine mountains in Cape Town’s southern suburbs.

With an opening bid of R3.2m, the spacious property includes two bathrooms, two lounges, two garages, swimming pool, wooden deck with braai area, garden, automated gates and an alarm system.
