Iconic and tenanted skyscraper on offer

Landmark CBD building will be sold by private tender

TIME is running out to submit offers for a Durban CBD landmark skyscraper, 320 Pixley, currently the subject of disposal by private tender by the Broll Property Group in Durban.

The closing date for tenders for what is regarded as one of the biggest commercial property sales in Durban for many years is February 10.

The 32-storey building has frontages in Dr Pixley Kaseme Street (formerly West Street) and in Monty Naicker Road (formerly Pine Street). Located in the ethekwini Urban Developmen­t Zone (UDZ), the building is one of the most recognisab­le landmarks on the Durban skyline and has been the preferred choice for prominent Durban businesses over many decades. The headquarte­rs for several blue-chip companies and thriving small businesses, it firmly positioned itself as the premier office tower in the city.

Broll’s Wendy Allnatt says 320 Pixley presents a “once in a lifetime opportunit­y” for office and retail investors as well as developers looking for CBD conversion opportunit­ies.

“The property is suitable for residentia­l conversion with well-proportion­ed floor plates and service layouts. Floor plates are 1 200m², which are attractive to call centres or larger end-users. Recently sectionali­sed, both the retail and office sections are on offer, either together or separately,” says Allnatt.

Developed in the 1970s, the property covers several individual erven totalling more than 5 600m². It is close to major city transport hubs, and those with private transport have secure access-controlled undercover parking connected to the building via a sky-bridge.

320’s office portfolio of tenants includes financial service providers, government department­s, education centres, call centres, profession­al service providers, and a gym.

The office tower consist of 29 storeys serviced by 12 tenant lifts and a service lift and is situated above a 10 600m² retail centre. Retail tenants include Sports Scene and PEP Stores. A Virgin Active Health Club recently opened.
