Westville property highlight of sale

-

A Seven-bedroom residence operating as a B&B establishment in Westville is among the major attractions for Ian Wyles Auctioneers’ next multi-property sale on June 14 at the Durban Country Club.

Andrew Giddy, property manager at Ian Wyles, says deceased estates, divorce matters and other attorney-instructed sales will feature at the auction.

“A stand-out lot for the savvy investor is the property in Westville now being run as a three-star B&B.

“Perfectly renovated for the buyer seeking space and stylish finishes, the residence has seven bedrooms and would be suitable as a large family home, or the new owner could continue to manage and develop the profitable B&B,” he says.

In addition to the spacious main house, garden and swimming pool, there are also three self-contained one-bedroom, one-bathroom sections and a one-bedroom bachelor pad.

Among the other lots are:

A two-bedroom duplex in the suburb of North Beach. The property is in Summer Sands, a secure complex close to the beach and local amenities.

A spacious and newly renovated one-bedroom apartment in Musgrave’s sectional title apartment block Forest Hills. This St Thomas Avenue property will be in demand, Giddy predicts.

“Both these properties are being auctioned on attorneys’ instructions,” he says.

“Buyers favour properties consigned by attorneys and banks because they know such properties must be sold. In this way, buyers avoid wasting time coming to auction to bid on over-valued properties or for lots with high reserve prices.

“In the end, it’s the buyers’ bids that determine what properties are worth. So, the attorney/auction route is the best way to arrive at true market-related prices.”
