Cape properties under hammer

IN2ASSETS Properties will be auctioning two industrial properties in Killarney Gardens, Milnerton, in Cape Town, on 28 July at 11am at The Mount Edgecombe Country Club.

The property at 88 Kyalami Drive is a double-volume warehouse with a double-storey office block on a 1 023m² site. It is accessed via two vehicular gates and a pedestrian gate – directly off Kyalami Drive – which lead to a paved yard and parking area.

The office block, of about 106m², has a ground-floor reception, kitchenett­e and toilet. The first floor, accessed from the reception, comprises brick-partitione­d private offices as well as open-plan offices, a storeroom, a kitchen and staff ablutions. The offices are air-conditione­d and two private office suites overlook the warehouse floor.

The warehouse, which measures about 560m², is attached to the office block and is accessed via two roller-shutter doors on either side of the yard. The warehouse is U-shaped and offers a kitchenett­e and toilet for staff.

The property is adjacent to the rear of 10 Donnington Road which is on the same sale. There is direct access via a roller-shutter door at the rear of the warehouse.

The office block, which measures about 229m², has a reception area, brick-partitione­d offices (one with an en suite toilet with a hand basin), staff ablutions and a kitchenett­e on the

ground floor. The first floor, accessed from the warehouse floor or from the 151m² mezzanine floor, comprises drywall partitione­d offices and a storeroom. Most of the offices are air-conditione­d.

The warehouse, which measures 475m², is attached to the office block and is accessed via a roller-shutter door from the yard.

The properties are in the sought-after industrial hub of Killarney Gardens about 20km north of Cape Town CBD. It is west of the N7 and between Dunoon and the Caltex Oil Refinery. Cape Town Harbour and airport are about 30 minutes away.
