Pinetown warehousing worth a look

-

IN2ASSETS will be auctioning multi-level warehousing in Westmead, Pinetown, on February 23 at 11am at the Mount Edgecombe Country Club.

The front-facing unit on the 2 360m² property at 37 Circuit Road has columned industrial space with good height (4m to 5m), and load-bearing floors. Access is via a double-volume roller-shutter door.

The building has undercover space for loading and has a small goods lift and a 1 000kg goods hoist. A steel staircase leads to drywall-partitioned, carpeted offices.

There is a fenced and gated yard with ample parking.

The rear unit has its own fenced and gated area and comprises a double-volume industrial space and an office component. The space is clear-span, with good height and lighting, and has neat screeded floors.

The building has two external access points into the workshop, via roller-shutter doors, and access to the offices is via an external staircase. A single roller-shutter door leads to a rear pause area and there are staff ablutions and change rooms.

The property provides about 300 amps of power supply.

Alarms and fire extinguishers will form part of the sale, as well as a 15 000 litre underground steel tank for storing fuel.

Easy freeway access, realistic rentals, reliable 3-phase electricity supply and good security are some of the perks of being in the industrial node of Westmead, the auction house says.

The property has easy access from Richmond Road (M1) which connects to the N3 and provides access to the Pinetown

CBD. It is bordered by the N3 to Gauteng, the M13 to Kloof and the M19 to Durban and the South Coast.

The property enjoys easy access to public transport.

“The upgrade of the off-ramp from the N3 has made it easier for large trucks to enter and leave the area. This ease of access is not only to and from the N3, but

also to other key routes in Kwazulu-natal, and has helped cement the area’s continuing popularity as a key industrial node.

“This property offers a fantastic investment, or combined end-user/investment, opportunity.

“The multi-level industrial building is well-equipped to accommodate two separate tenants, each with their own yard and access point,” says Luke Hearn who is handling the sale.
