It’s rare to find a townhouse here and this one is special, writes

THINK Sunridge and you think of the intimate Sunridge Village shopping Centre. You also think of tree-lined streets, of a leafy suburb, dominated by timelessly elegant houses.

Think of some other suburbs and you will think of rows upon rows of town- houses which have encroached on the area’s green belts, of gated complexes secured by electric fencing. Modern fortresses, if you like, necessitat­ed more by fear of high crime rates, a far stretch from the lock-up-and-go appeal that was the early townhouse concept. So back to Sunridge, where townhouse complexes are scarce, so much so that finding one on the market is like finding hen’s teeth.

In fact, according to recently retired Warriors cricketer turned estate agent Justin Kreusch, there are only two townhouse complexes in the area, which puts them in a class of their own.

One of these is Silver Oaks, a well-maintained, 14-unit complex which, until now has shunned controlled access in favour of a more serene approach to life.

That, however, for the nervous of dispositio­n, is set to change with remote gates on the agenda – and there’s money in the budget to do it.

But even that will not detract from the appeal of the brick-faced complex in which a unit recently came on the market.

The double-storey unit with white exterior wooden shutters has street access at the front and a more private entrance at the back. In both instances the access points are bordered by very pretty gardens, with Ludwigs roses and lavender hedging adding to the appeal.

Accommodat­ion in the unit is also unusual in townhouse concept, featuring four bedrooms, one of which is currently being used as an upstairs office.

Accessing the house from within the complex, there’s a large entrance hall with a pale, wood-laminated floor. An en-suite bedroom leads off the entrance hall, as does the large dining room to one side, and the lounge.

The free-flowing living spaces, which also feature a number of useful built-in cupboards, sees the lounge spilling over onto an attractive terrace with a retractabl­e awning.

Completing the downstairs accommodat­ion are a modern kitchen with separate laundry area and an extremely useful storage room. There are also a double garage on remote and an outdoor utility area.

Upstairs there are an additional two bedrooms and an office which could be converted into a fourth bedroom and a family bathroom.

Finishing touches also set this unit aside from the average townhouse – carpets, doors and light fittings are of an extremely high quality.

Another bonus is that the complex is pet-friendly.

The property, 2 Silver Oaks, is on the market with Justin Kreusch of Pam Golding and the asking price is R1.299-million. The townhouse is on show tomorrow from 3pm to 5pm.
