New Kenilworth A-grade office block nears completion

A NEW 800m2 office block is nearing completion in the second phase of the Greenford Office Park next to Kenilworth racecourse.

The two-storey building is one of seven planned for phase two, and has a mix of basement parking and open bays on a ratio of 4:100m . The first block will be available for occupation from April and constructi­on of a second building will start shortly.

Phase one of the sectional title office park consists of 19 small office buildings with just over 10 000m2 of office space. Phase two is scheduled for completion in 2014 and will provide 5 600m2 of A-grade offices. The total developmen­t cost is in excess of R80 million.

Fronting on to the Kenilworth race track and a nature reserve, the buildings will be set in landscaped gardens with a large water feature.

The buildings in phase two were desi g ned by St a uch Vorster Architects in a modern Cape style. They range from 230m2 to 822m2 and the buildings can be joined to provide configurat­ions of offices from 140m to 3 330m2.

The offices are available for sale on a sectional title basis or t o l e t , according t o Giles Balmer of the Rabie Property Group, which is developing Greenford in a joint venture with Western Province Racing.

“Including parking and full installati­on, offices are availa b l e f o r s a l e a t b e t ween R14 500/ m and R15 500/ m2 excluding VAT or to let at around R110/m ,” he says.

“One building has already been sold and a second is under negotiatio­n and we expect sales and rents to pick up now the first building is nearing completion. The developmen­t is ideal for either owner occupiers or investors, as there is strong demand from tenants for offices in the area.”

Balmer says the site is close to the M5 and Kenilworth Centre.
