Northern suburbs estate just keeps growing
First-time buyers and investors show appetite for huge Tygerberg development
BUH-REIN Estate, the massive new Tygerberg suburb, will include 3 241 flats, 133 freestanding homes and 137 townhouses as well as all related lifestyle amenities when complete.
Homes and flats in Buh-Rein Estate have been selling at an average rate of 20 properties a month since its launch, according to Riaan Roos, chief executive of MSP Developments, the estate’s developer.
One- bedroomed units are priced from R359 900, two-bedroomed units from R429 900, three- bedroomed units from R569 900, townhouses f rom R784 900 and free- standing houses from R1 099 900. Securing deposits start from R5 000.
“More than 400 homes have been sold in the estate since January 2011. Close to 300 owners have already taken transfer and have moved in or rented them out,” Roos says.
Project manager Johannes Theron says the estate management centre/sport clubhouse is complete and various service providers are operating from there. These include Buh-Rein Property Management, which manages the estate, and Protea Coin Security, which runs and monitors the five-tier security system. This includes 24-hour on-site patrol vehicles, precinct access control, remote access gates and perimeter fencing at each complex, and 186 daynight CCTV and dome cameras linked to the control room. Wireless internet service is controlled from the centre, and MSP’s sales and rentals offices are also based there.
“Landscaping is ongoing, with about 45 percent completed. Planting on the sports field has been done and it will be event-ready by the end of the year.
“Eighty percent of all underground irrigation lines have been installed. Paths are being paved on the public open space areas on Zandvliet Drive and Buhrein Drive, with low lighting and planting to commence shortly after. Of the 56 single residential units along Waterford Avenue and Camberley Crescent, 28 are complete and nine are now under construction, while plans for the balance have been submitted to council for approval.
“At Clarendon Hills, a group housing scheme consisting of 40 units, the showhouse and boundary wall are virtually complete, four units are under construction and another 35 plans have been submitted.
“In the sectional title units, construction is complete at Springfiel d Cl o s e, which includes Plaisance (39 units), Leabrook (28 units), Ashbury (46 units) and Cheval (44 units). Delheim Close is also complete, which includes Serefino ( 42 units), Knotting Hill (39 units), and Claymore (53 units). At Blaauwklippen Close construction is complete, and Ferngrove (56 units) and Barwick Village (30 units) will be completed by November.
“Top structure construction will start at La Rosa (58 units) in September. At Zandwijk Close construction is under way at Saint Clair (60 units) and expected to be complete by October. At Kaapzicht Road civil services started in July at Rosenville (79 units) and the top structure construction will start in August,” Roos says.

MSP is marketing Peligrino (sectional title, 54 units) and Tibali Lane (sectional title, 24 units), with prices starting at R519 900. Rentals start at R4 000 a month – a 9.2 percent gross yield. Roos says more group housing and sectional title sites will be launched soon.
Buh-Rein Estate is on show daily between 9am and 5.30pm. An investor evening will be held at MSP Developments on July 24, where 15 units will be offered at special rates.
