Investors and first-time buyers snap up apartments in Belhar complex

THE FIRST residents have begun taking occupation at Aurora Place, the brand-new secure developmen­t in Old Belhar, with access from Suikerbos Road through a single secure entrance.

The recently completed complex consists of 96 sectional title flats in triple-storey walk-ups.

The joint venture between Asrin Property Developers and global private equity firm Internatio­nal Housing Solutions ( IHS) aims to provide quality and affordable housing in a secure environmen­t.

Pam Golding Properties (PGP) is marketing the flats, which are priced from R461 329 for 45m² two-bedroomed units. The price includes VAT and no transfer fees are payable.

About a third of the units at Aurora Place have been sold, says PGP agent Charlton Williams.

“Most of the buyers have been entrants to the property market, or investors who want to capitalise on the high demand for rental accommodat­ion in the area.

“Aurora Place is close to the University of the Western Cape, Cape Peninsula University of Technology and Northlink College, so this is a prime location for students as well as for regular travellers who want easy access to Cape Town Intern a t i o n a l Ai r p o r t , ” s a y s Williams.

“All major public transport nodes are within walking distance of the complex, including Belhar railway station, and there is easy access to the R300 and Stellenbos­ch Arterial Road, as well as the N1 and N2. Also within easy reach are a number of crèches, primary and high schools, a mosque, a church and a shopping centre, as well as the Erica Park Sports complex and the UWC Nature Reserve.”

Williams says this is a residentia­l area with well-establishe­d infrastruc­ture, so there is consistent demand for homes and rental accommodat­ion.

“It’s no surprise that several buyers have lived in the area and have bought for investment purposes, recognisin­g the potential for rental income,” he said.

Communal f acilities at Aurora Place include a pool, a clubhouse, a braai area and laundry. The complex is DStvenable­d and has pre-paid electricit­y meters. All flats have open-plan tiled living areas and each unit has a secure parking bay in the complex.

Rentals start from about R4 000 a month.
