There’s something for everyone that makes Rondebosch attractive

THE FREEHOLD residentia­l property market in Rondebosch offers good value for buyers, says Richard Staniforth, who recently joined Jawitz Properties to service Rondebosch.

The average price for properties sold in the first quarter of this year and last year was around R3.4 million, which is really good value compared to other southern suburbs, he says.

“Rondebosch consists of several areas each suited to different budgets. The Golden Mile with 1 223 properties is most popular with families for its proximity to schools, where an average property is priced around R4.5 million. The boundaries of the Golden Mile area are Campground, Park, Keurboom and Milner roads.

Park Estate, with 392 residentia­l erven, is gaining traction in the young profession­al market and properties are priced at around R2.5m. Park Estate is bordered on the west by Milner Road, on the south by Park Road, on the east by the M5 and on the north by Heath Road.

The Silver Mile provides a cheaper alternativ­e for upwardly mobile families in the price range of around R3m. This area has 814 residentia­l erven and is bordered by Milner Road on the west, Avenue de Mist to the south, the M5 on the east and Park Road to the north.

The other important area is Rondebosch Village, where there are 687 residences, and the borders are Kelvin Road on the south, Campground Road to the east, Main Road on the west and Belmont Road on the north.

Last, there is the small enclave known as Sunnybrae, which has 137 residences and is bordered by Keurboom Road, Campground Road and Rondebosch Boys High School to the east. Even within these bands prices vary and Staniforth says there really is something for everyone, including those who may be looking for investment properties with renovation potential.

In addition to schools, the area is close to the CBD and there are plenty of amenities on its doorstep. The Baxter Theatre i s r i ght here and Kelvin Grove remains a popular location for functions.

Newlands is next door, with sporting facilities at its cricket and rugby grounds. Claremont is another neighbour within walking distance.
