Site works and sales are growing at Sitari Country Estate

CIVIL ENGINEERIN­G installati­on is on the go, road boxes are being cut and an old, unsafe dam is being removed so that a 400-year-old wetland – the Klein Zeekoevlei – will be recreated at the 192ha Sitari Country Estate just outside Somerset West.

Country plots, luxury apartments in The Grand Olive and completed Village Homes were released in the first phase of sales, and units are being sold here at an average of one a day, says John Coetzee, one of the executive directors of Uvest Property Group, which is developing the estate.

He says: “Of the country plots released in phase 1, 72 percent have been sold, as well as three of the 10 Village Homes, which will be handed over completed. Sixty percent of the luxury apartments in The Grand Olive were sold within 80 days.

“Civil and structural engineerin­g work on the site is progressin­g and constructi­on of the main gatehouse is due to start in March. Erven in the first phase are scheduled to be transferre­d in June, and the first batch of completed Village Homes and apartments in The Grand Olive in late 2015.”

Says assistant resident engineer AnneBet Krige of Element Consulting Engineers, which is providing the civil and structural engineerin­g services for Sitari Country Estate: “As part of the civils work an area of 88 500m has been cleared. Installati­ons include 5 500m of sewer pipes and 2 500m of sewer pipe house connection­s, 3 200m of water pipes, 2 500m of stormwater pipes, 1 160m of Amobia telecom ducts, 950m of electrical ducts and 2 200m of irrigation ducts.

“We are also now syphoning water out of the existing unsafe dam and removing and rehousing the fish, which are going to a new home at Meerendal Wine Estate, with the requisite permission from the Department of Nature Conservati­on. This is all part of Sitari’s carefully considered stormwater management plan. We are also thrust-boring a 1 064mm diameter steel pipe underneath the N2 for the sewer and effluent pipes.”

Country plots are priced from R530 000 to R987 000 and buyers can choose their architects and building contractor­s from an accredited panel. Village Homes are for sale as turnkey completed freestandi­ng houses, with three bedrooms, two bathrooms and double garages. These house are priced from R2.298m to R2.984m, including all costs; The Grand Olive apartments are priced from R1.115m for t wo - b e d r o o m u n i t s a n d R1.554m for three- bedroom units.
