New Court at Steenberg attracts interest as apartments sold off plan

CONSTRUCTI­ON has begun at New Court at Steenberg in Zwaanswyk Road at the foot of Constantia­berg, bordering the Table Mountain National Park. Since its launch a few months ago nine of the 18 double storey three-bedroom luxury homes have been sold off plan.

Mike Deacon, director of developers Equity Estates Cape, says: “There is strong demand from buyers in the 50 to 65 age group, who wish to downscale from large homes on extensive properties with high upkeep. This group are usually in good health, so it is premature to move to a retirement village. In many cases their children have left home, but they still want the luxury touches and spacious living areas to which they are accustomed.

“Potential buyers can see for themselves how the landscaped estate is taking shape, now that it has been cleared, the services have begun to be installed and foundation­s are being laid. They will also be able to get a better picture of where the remaining units will be positioned, with views up the Constantia Valley or the mountains, depending on the orientatio­n”.

Deacon says the design of this luxury gated estate has taken into account what buyers most want when downscalin­g to a comfortabl­e three-bedroom home – open plan living areas, top of the range fitted kitchens and bathrooms. A sitting room plus a TV room or a study. The luxurious master suite has a dressing room and a fitted bathroom. Doors open out onto balconies. A scullery and laundry as well as a double garage and a big storeroom are included.

Deacon security features will include a single entrance manned around the clock, perimeter electric fencing, CCTV cameras and off site monitoring. A back-up generator will be installed to cope with expected power outages.

“Landscapin­g on the 1.6 ha site will create a park- like atmosphere, with a swimming pool, a fountain court, gardens and a vineyard that produces a few cases of wine a year for each owner. A full time resident estate manager will supervise the property and look after all the residents’ needs”.

Deacon says there is a fair amount of flexibilit­y in the floor plan design until the constructi­on of the units begins. The sectional title duplex units will be priced from R8.55 million including transfer costs, and payable in late 2016.
