New village-within-a-village developmen­t for Claremont

THE PRESSING demand for residentia­l property in the southern suburbs is increasing­ly spurring densificat­ion in the most sought-after areas, with compact gated developmen­ts becoming a trend.

The latest exclusive developmen­t is due to launch in Claremont today.

Brendan O’ Brien of Urban Space Property Group says that Hoogeind is a contempora­ry developmen­t consisting of nine freestandi­ng designer homes.

“It has been a 10-year journey to actualise our vision to harness the grace and character of a period home, and blend it with 21st century contempora­ry homes. At the heart of the developmen­t is the original Hoogeind manor house, which will be remodelled into a luxury, modern home while retaining its architectu­ral integrity and Victorian and Edwardian influences,” O’Brien says.

“Architectu­rally, the eight new homes to be constructe­d around the original homestead are a blend of traditiona­l familiarit­y and elegant modernity. They also vary in size, appealing to a cross-section of buyers from families and young profession­als to couples downsizing after their children have left home.”

The design of each spacious home incorporat­es direct access double garages, open plan living areas which open out to private gardens with swimming pools and a choice of three or four en suite bedrooms including sumptuous master suites with walk-in-closets.

Security features include a 24- hour manned gatehouse, analytical cameras, electric fencing around the entire perimeter, and monitored security cameras. Each home is secured with independen­t alarm systems with external infra-red beams and IntruderPr­ufe glass in all doors and windows.

Barbara Manning of Lew Geffen Sotheby’s Internatio­nal Realty in Bishops Court and Claremont says the developers have also incorporat­ed eco-sustainabi­lity as a key design element. “Each unit has been fitted with several key energy and resource-saving systems, such as efficient water heating systems, dual- flush cisterns, and hardwood floors sourced from sustainabl­e resources. There are contempora­ry finishes throughout, and buyers have a choice of two colour palettes and all the kitchens are fitted with Smeg stoves with gas tops and extractor hoods.”

Five of the nine units were sold before the launch, and O’Brien says premium homes in exclusive and sought-after areas like Claremont rarely become available for purchase.

“When demand outweighs supply in desirable suburbs, investment almost always yields exceptiona­l returns, irrespecti­ve of market conditions with properties in secure estates being especially receptive to capital growth.”

Lew Geffen, chairman of Lew Geffen Sotheby’s Internatio­nal Realty, says: “Claremont is especially attractive to investors as it offers residents some appeal factors that few other areas can match – from a choice of top class retail centres, popular eateries and first rate medical facilities to a variety of outdoor activities and sports facilities, as well as schools and UCT.”

The Hoogeind homes, each named after a Devon town, range in price from R11.745 million to R22.995m including VAT. Constructi­on is due for completion in May 2017 and the developmen­t is being jointly marketed by Lew Geffen Sotheby’s Internatio­nal Realty and Greeff Properties.
