R550m in plots sold in secure Durbanvill­e estate in first phase

BUYERS have snapped up more than 270 single residentia­l erven totalling more than R550 million at the prestigiou­s Clara Anna Fontein lifestyle estate in Durbanvill­e ahead of the official launch prompting the developers to now release the second phase to the market.

The estate will be developed on the farm Uitkamp on Vissershok Road, next to Aurora and directly opposite D’Urbanvale. Clara Anna Fontein, its manor house with conference facilities and game area are well known and form part of Uitkamp, which consists of two areas. Portion 19 against the hill is a successful conservati­on and game area and portion 18 lower down is where residentia­l developmen­t has been approved.

Colin Green, a director of Rabie Property Group, which is undertakin­g the developmen­t in a joint venture with the landowners, the AFM Louw Family Trust, says that prelaunch sales had been predominan­tly through word of mouth, and the results were exceptiona­l.

“We held back our official marketing campaign while there were still some outstandin­g legal issues to settle in terms of appeals raised by the Durbanvill­e Community Forum (DCF). This was in spite of the forum being unsuccessf­ul in the High Court and the Supreme Court of Appeal, and having several costs awards against it.

“The DCF then petitioned the Constituti­onal Court to review the Supreme Court of Appeal’s decision, but this too was dismissed in December as according to the court ‘it bears no prospect of success’,” says Green.

“Based on this decision, we appointed a civils contractor to commence with the constructi­on of roads and services and will now proceed with our planned marketing campaign.”

He says all 259 plots in phase one in the 127-hectare luxury lifestyle estate have been sold as well as 17 in phase two. Phase two plots, which have an average size of over 1 200m², are being sold for between R2.1 million and R4.3m. Most of the plots enjoy spectacula­r north-facing views, and are all suited to executive-size luxury homes, which will be designed in accordance with the architectu­ral guidelines for the estate, to ensure an uncompromi­sing and upmarket standard of design throughout.

The completed developmen­t borders a private game reserve, and will comprise:

● 344 single residentia­l plots.

● 126 freestandi­ng single and double-storey homes for buyers who prefer complete packages. ● 176 retirement homes. ● A Reddam House private school.

It will also include a number of recreation­al and sports facilities. The high-security estate will have fibre to the home and include CCTV cameras on the perimeter and throughout, biometric access control, electric fencing and anti-dig barriers as well as 24-hour manned security.
