Demand for mid-market rentals

THE HIGHEST demand for rental properties in the Newlands, Constantia and Tokai areas is in the R20 000 to R40 000 a month range and investment buyers are sure to secure tenants within this mid-market bracket, say Seeff agents.

“This year, we have also noticed an influx of local tenants looking to rent before deciding on buying, the excellent schools, both government and private, being a key drawcard.”

They also expect a spike in demand from mid-year ahead of the start of the internatio­nal school year.

The average monthly rental in Newlands for a two- bedroomed property is about R16 000, for three bedrooms it’s about R23 500, and for four bedrooms it’s about R33 000 per month. – Seeff agents Barbara van der Westhuyzen and Vanessa Clerke

A luxury five-bedroomed home in Bishopscou­rt now ranges from about R55 000 to R100 000 a month. Rentals have already been concluded at R65 000 to R75 000 per month and there is a top-end listing at R110 000 a month. – Seeff rental agent Marinda Bienz

Rentals now range from R60 000 to R80 000 per month for a luxurious five- bedroomed home. There is a gradual increase in demand due to overseas relocation­s compared to last year, although rental rates at the top end have remained fairly flat. – Seeff agents Sonya Garisch and Jacqui Bush.
