For a quick sell, get these basics right, say the experts

WHILE it is always advisable to take the time to get your house in tip top shape before putting it on the market, there are times when you may be in a hurry to sell.

Gerhard van der Linde, MD of Seeff Pretoria East says your starting point for a quick sale is to call in an estate agent with a strong footprint in the area.

The area specialist will provide advice on the minimum that you would need to do to make you property attractive to buyers and, importantl­y, guide you in terms of the right asking price.

He also recommends you ask the estate agent to provide you with a list of similar properties currently on the market that will be competing for a sale.

For your property to sell first, he says your property should offer the best value for money when compared with other properties at the same price on the market.

There is a strong correlatio­n between the asking price and state of the property, says Van der Linde.

“The faster you need to sell, the more critical it is that your price match the state of your home.”

Van der Linde gives a few tips to get your home market ready quickly and cost-effectivel­y:

– Bad maintenanc­e is a deterrent. Always keep your property in a good state as it is cheaper to fix than replace. Do regular checks and fix things as you go along. Basics such as loose hinges, broken handles, light fittings and broken tiles should always be fixed before show day.

- This can make all the difference and is an inexpensiv­e way to get a clean and neat appearance that will entice buyers. Be sure to stick to neutral colours. – Clean the garden and clear all clutter in the home. Ensure that it is aired out if necessary and have carpets and curtains or blinds cleaned. A neat house is a critical prerequisi­te and allows a buyer the opportunit­y to imagine themselves and their belongings in your home.

– This is an important factor for sellers. Aside from ensuring that it is clutter-free, put out clean towels and some fresh flowers to make the home as attractive as possible.

– Heed the advice of the experts in terms of setting your price, otherwise you are wasting valuable time.
