Chance to buy Sasol service station in Noordhoek
A NEWLY-developed Noordhoek service station, with Sasol as the tenant, will be auctioned by Rawson Auctions Western Cape on June 28, offering a rare longterm investment opportunity.
Tanya Jovanovski, franchisee of Rawson Auctions, says the present owner has undertaken all the work and costs of setting up the station, and Sasol has already signed an effective 30-year triple-nett lease. “In terms of the lease, Sasol will be responsible for all costs associated with the property. The new owner will receive the rental, free of all expenses.” She says the service station will generate a nett annual income of R1 560 000.
It is located at 90 Lekkerwater Road, Sunnydale, next to the busy Sunnyacres shopping centre. The station is sited on an erf measuring 4 269m , and includes a small shop, ample parking bays in front of the shop and an ATM.
The auction will be by silent tender, with written offers to be submitted in sealed envelopes. Tenders will close at noon on June 28. The reserve price is available on application, but all offers will be reviewed. The seller is registered for VAT and transfer duty will not be payable.
No registration fee is required. However, the buyer will be expected to pay a deposit of 5% of the purchase price, as well as 10% commission plus VAT over and above the purchase price, to Rawson Auctions on the seller’s acceptance of the bid. Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.
