3-unit home in Knysna could earn lucrative rents

A LARGE double-storey home that has been divided into three separate living units and is set in a lush, almost tropical, two-level garden in Knysna will be auctioned by silent tender on July 26.

The property, pictured, offers a lucrative rental opportunit­y, says Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.

“Aside from the friendly community that lives in the Garden Route town, the area is renowned for its oyster festival, stunning houses and beautiful, natural surroundin­gs, with magnificen­t views from Leisure Isle to the Knysna Heads.”

The main house on the property has four bedrooms, two en-suite, a family bathroom, a lounge and a semi-open-plan kitchen with built-in melamine cupboards. The property covers 1 276m². The remaining two units are spacious and well equipped. Unit one has two bedrooms, both en-suite, a lounge, and an open-plan kitchen with built-in melamine cupboards.

Unit two has three bedrooms, one en-suite, a family bathroom, a large living room and a kitchen.

These units are let and generate excellent rental returns, says Jovanovski.

“Unit one is leased until February 28 next year at R3 500 a month. Unit two is leased until April 30 next year at R6 500 a month. Both units have a 45-day exit clause.

“The main house is currently vacant and could easily be let for R8 000 to R9 000 a month.”

Each unit has an alarm, burglar bars, a panic button and security gates on all outside doors, its own geyser and prepaid electricit­y meter. The property includes a communal braai area and a single garage. There is also ample parking.

The rates and taxes for the property are R1 350 a month.

The auction will be by silent tender, with written offers to be submitted in sealed envelopes.

Tenders will close at noon on July 26. The reserve price is R3.5 million, but all offers will be viewed. Transfer duty will be payable.

No registrati­on fee is required to bid with Rawson Auctions. However, the buyer will be expected to pay a deposit of 5% of the purchase price, as well as 10% commission plus VAT over and above the purchase price to Rawson Auctions on the seller’s acceptance of the bid. Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.
