‘Successful’ business up for sale

Garden Route properties with investment potential to go on auction Welgelegen home in walking distance of shops, amenities

TWO VASTLY different properties, both situated in George on the Garden Route, and both offering excellent investment opportunit­ies, will be up for auction on October 25.

Tanya Jovanovski, franchisee of Rawson Auctions Western Cape, says the properties will be auctioned in Rondebosch, Cape Town.

The first is an old Victorian home turned charming bistro, says Jovanovski. The sale of the property will include the business and all equipment used in the restaurant.

“The house, on an erf of 892m2, was built in 1876 and is full of antiques. The restaurant seats 80 guests and hosts frequent events. This is a successful business with an excellent reputation and healthy turnover and profit.”

Rawson Auctions Western Cape will provide a list of items included in the sale on request.

The auction will be by silent tender, with written offers to be submitted in sealed envelopes. Tenders will close at noon on October 25. The reserve price is available on applicatio­n, but all offers will be reviewed.

The second property to be auctioned comprises five hectares of undevelope­d land in Blanco, which is the first entry point to George from the George Airport, and serves the agricultur­al region to the west and north.

The land on offer – Portion 6 of Farm 216, Freiland Estate – is overgrown with alien eucalyptus and wattle trees, and slopes down to a stream cutting through the southeaste­rn corner.

“The vacant land is surrounded by farms and state land, and has views of the nearby Outeniqua Mountains, and access to a pristine indigenous forest,” Jovanovski says.

“The property is also close to several country lifestyle developmen­ts, beautiful beaches, nature reserves, the bustling city centre, the popular Garden Route Mall, and spectacula­r golf estates, including the world-famous Fancourt, which is just a few kilometres south.”

Jovanovski points says the vacant land has an Agricultur­al 1 zoning, and could therefore be developed into a lifestyle farm or used to serve the equestrian community.

“Sloping sites like this are also good for other uses, such as game farming. In addition, this site has good potential for rehabilita­tion as a private nature reserve and could be combined with the adjacent pristine indigenous forest located on state land,” she says.

“About one third of the property can be developed, while the remainder is protected. Consent could be obtained for tented camps or cabins, in addition to the two existing dwellings on the property.”

Jovanovski, who holds the view that “George is ripe with opportunit­y”, says a list of proposed uses for the land can be requested from Rawson Auctions. Municipal water is available from a nearby reservoir, and the area is served by municipal power and a municipal bus route.

This property, too, will be auctioned by silent tender, with written offers to be submitted in sealed envelopes. Tenders will close at noon on 25 October.

The reserve price is R1.7 million, but all offers will be reviewed.
