Rooi Els home offers views, dual-living
A DOUBLE-storey Rooi Els house which offers spectacular views of the ocean and surrounding mountains will go on auction in Rondebosch, Cape Town, on Wednesday.
Situated at 13 Clarence Drive in Rooi Els, the property has an erf size of around 1 000m², according to Tanya Jovanovski, franchisee of Rawson Auctions Western Cape, which will conduct the auction.
“The five-bedroom home lends itself to dual-living as the upstairs and downstairs levels are each self-contained and accessed via separate entrances,” she says.
Two of the bedrooms, both with built-in cupboards, are situated downstairs, as is one full bathroom, a lounge and dining room with tiled flooring and an open-plan kitchen with a breakfast nook and laundry room. The upstairs section comprises the remaining three bedrooms, one with an en-suite bathroom. “There is also a loft,” she says.
The auction will take place at noon on Wednesday.
The reserve price is R3.65 million, but all offers will be reviewed. No registration fee is required to bid with Rawson Auctions Western Cape. However, the buyer will be expected to pay a deposit of 5% of the purchase price, as well as 10% commission plus VAT over and above the purchase price, to Rawson Auctions on the seller’s acceptance of the bid. Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.
