Plot near Stellenbos­ch suitable for housing

A PRIME stretch of land in the historic town of Johannesda­l, situated close to Stellenbos­ch, Franschhoe­k and Paarl, will be up for auction on June 27.

The 2.0331 hectare plot has been proposed for a housing developmen­t of 35 homes, says Tanya Jovanovski, franchisee of Rawson Auctions in the Western Cape.

Situated against a mountain, with views across the Dwarsrivie­r Valley from Helshoogte down to Boschendal, and located only three minutes’ drive from the Delaire Graff estate, the plot is zoned agricultur­al, Jovanovski says.

“However, the neighbouri­ng plot has been rezoned and is being developed into a housing estate of between 40 and 68 units. Further down the mountainsi­de, there is another developmen­t of about eight houses, priced between R1 million and R1.2m each.”

The onus will be on the new owner to rezone the land, but it could then be developed into a small estate or student accommodat­ion, she suggests.

“The land is favoured for a housing project, given the shortage of homes in the area. If divided, the site will allow for about 35 plots of 480m2 each.”

The property will be auctioned at noon on June 27 in Rondebosch. The reserve price is R7.5m, but all offers will be reviewed. The seller is registered for VAT, so no transfer duty will be payable.
