MANY Constantia homes reflect a rich history that gives them the lingering character of a bygone era, and are then brought to life with modern, tasteful touches.

The home that ClareMart will soon be bringing to auction is no exception, says Sanjeev Boyjoonaut­h, the auction group’s senior consultant.

Dan van Zyl, the auctioneer who will conduct the auction, says the newly-renovated property could be sold furnished or unfurnishe­d, whichever the buyer prefers.

The top floor of the property comprises three bedrooms with main en-suite, a second bathroom and a large balcony with built-in braai overlookin­g the Hottentots Holland Mountains.

Downstairs there is a modern, openplan kitchen with granite tops and a new gas stove and a dining/living room.

“There are high quality finishes, such as laminated floors and built-in cupboards, throughout the home,” he says.

A double garage with automated doors offers direct access into the house and there are also two paved parking spaces.

Van Zyl believes the auction will provide an opportunit­y for potential homeowners, investors and speculator­s to buy a good property at an excellent price in a market where there is demand for rental properties.

The property is currently vacant and it will be possible for the new owner to take early occupation, he says.

All rates, taxes and levies will be paid up to date.

The auction will take place on site at 7 Cayman Beach Road, Cayman Beach Estate, Gordon’s Bay, at 11am on Tuesda. While there will be no reserve price, the sale will be subject to confirmati­on by the seller, Van Zyl says.

The property may be viewed from 10am on the day of the auction.

No registrati­on fee will be payable. However, the winning bidder will be required to provide an identity document and proof of residentia­l address on the fall of the hammer.

A deposit of 10% of the bid price plus auctioneer’s commission will be payable either by bank-guaranteed cheque or EFT on the day of the auction.
