IBI to rise in eight Marina Alta towns...and fall in Ondara

Rateable value rises and so do IBI taxes in the area

NINE towns in the Marina Alta have adjusted their IBI property tax calculatio­ns for 2020, meaning bills will go up in all bar one of these.

An applicatio­n to the land registry, or Catastral office, in Madrid to alter the base rate – the percentage of basic plot and building values which is charged in annual council tax – has been successful in Ondara, Orba, Dénia, Teulada, Els Poblets, Llíber, Beniarbeig, and L'Atzúvia (near Pego).

Only Ondara is looking to cut its IBI bills, by reducing the base rate by 3%.

The maximum portion of the catastral value – which is normally roughly 50% of the current market price – which can be charged as IBI is 1.1%, and although few reach this limit, town councils have some freedom to reduce or increase the percentage according to their financial needs.

José Ramiro says Ondara's last catastral review was in 2013, and values calculated then were based upon market prices higher than those of late 2019.

Last year, Ondara cut its base rate by 7%.

Dénia seeks to increase its rate by 3% since, according to treasury councillor Paco Roselló, a number of properties listed as 'brown-site' or 'urban residentia­l' have been switched to 'rustic' or 'green-belt', meaning the hundreds of euros their owners were previously paying have mostly dropped into double figures.

The Marina Alta district capital has no plans to request a land-value review, even though the last one was in 1989.

Juanjo Mas, mayor of Beniarbeig, says he 'feels bad' increasing the base rate by 3%, but that it is 'necessary' to 'maintain crucial public services'.

It will mean an extra €14,000 for the village, which has an annual budget of €1.4 million.

The percentage increase requested by Orba, Els Poblets, L'Atzúvia, Llíber, Teulada and Benitatxel­l have not been confirmed, but are expected to be in region of 3%.
