New decree to regulate holiday home inspections
Valencia government will publish details in regional bulletin
OWNERS who are letting unregistered holiday homes in the Valencia region are being put under further pressure to legalise the properties with the regional tourism authorities.
A decree regulating inspections of holiday rentals was passed on Friday by the regional government.
Detailed information about fines, punishments, types of offences and the inspections schedule have not been revealed as the decree has yet to be published in the regional official bulletin (DOCV).
However, according to the Valencia government, two different types of inspections will take place on an annual basis, which will be planned in advance.
The decree is linked to the 15/2018 regional law regulating holiday home letting in the provinces of Alicante, Valencia and Castellón.
According to the regional government, their aim is to tackle illegal rentals and the black economy.
The decree will affect holiday homeowners all over the Vega Baja, who are trying to legalise rental properties and register them with the regional authorities to adhere to law 15/20189.
As Costa Blanca News revealed last week, many homeowners are having problems acquiring the compulsory town planning compatibility certificate from their councils, which is necessary to register the property and licence.
This is because holiday letting is considered a business activity and is not allowed by local laws regulating land use in some municipalities.
In Pilar de la Horadada the council is working on a change of the land use law for the whole municipality and Algorfa town hall is also searching for a legal way to allow the get the activity in certain areas.
In Torrevieja the certificate is being issued for holiday homes if they meet the basic requirements, as this form of letting is permitted by the local land use law.
In the inland towns in the Vega Baja the activity is generally prohibited and many councils have shown little interest in solving the situation.
