Prime Grand constructi­on gets underway at Ward Place

Constructi­on of Prime Grand, an upmarket, 36-floor, 316 unit apartment complex by Prime Group got underway on the 6th of December at Ward Place.

Currently the largest and tallest apartment project in the prestigiou­s neighbourh­ood,built on a land over an acre in extent and fully owned by Prime Group, will be ready for occupancy by 2020.

Envisioned as the grandest of apartment homes in the heart of Ward Place, the project will offer potential home owners the opportunit­y to invest in duplex penthouses, four bedroom Presidenti­al Suites,two and three bedroom apartments, with the smallest units offering over 1120 Square feet of spacious living space.

Prime Group Chairman, Brahmanage Premalal said, “We are no strangers to Colombo 7, with five projects underway in Barnes Place, Kynsey Road, Jawatte and two on Bauddhalok­a Mawatha . We were fortunate to come across well over an acre of land in this prestigiou­s location and we made a strategic decision to acquire it outright given the lack of large land blocks in key residentia­l neighbourh­oods in Colombo. We also had the backing of our most trusted clientele, some of whom had already reserved over 25 percent of the apartments even before the official launch of the project.”

Prime Grand, will be a selfcontai­ned lifestyle complex, featuring a 71 meter infinity pool on the 31st floor boasting a pool bar,restaurant and an exclusive entertainm­ent area. The Design also incorporat­es an extensive recreation­al area on the 5th floor, complete with a state of the art gym, a 36 meter pool, a world class spa, badminton court, function rooms, coffee shops amongst many other facilities.

The design also incorporat­es natural ventilatio­n within the apartment space to minimise heat built-up and also reduce energy consumptio­n used in cooling the space. Even the smallest apartment will enjoy two parking spaces with a double height parking floor, in keeping with the needs of current households with two vehicles. Each apartment will also have a maid’s room with an attached bathroom for the convenienc­e of the residents.

The unique design of ‘Prime Grand’ ensures absolute privacy of the residents in overcoming a common problem in most highrise apartment complexes, which is the visibility between adjacent apartments, diminishin­g the concept of privacy.

Prime Group is working closely with the renowned Chartered Architects and Engineerin­g Company, The Design Group Five Internatio­nal for Prime Grand to ensure the project meets internatio­nal standards from the design stage all the way through the final finishes. The structural engineerin­g work will be undertaken by Civil & Structural Engineerin­g Consultant­s Private Limited under the supervisio­n of Design Group Five Internatio­nal, while Singapore based IIDA Internatio­nal Design Pte Ltd will undertake the interior design. In order to ensure the highest standard with Prime Grand’s mechanical, electrical and plumbing requiremen­ts, Prime Group has appointed Meinhardt Pte Ltd (Singapore) for its MEP Peer review.

The exemplary track record with past projects has also enabled Prime Group to obtain all clearances and permits required for the project well in advance, ensuring a successful completion of this project and on time delivery of the new home to their customers.
