Nivasie Developers prioritise innovation, green living and lifetime return for customers

The constructi­on sector has definitely been taken to greater heights. The industry is highly competitiv­e and booming than ever before and more emphasis is placed on innovative technology and processes, alternativ­e eco-friendly raw materials, sustainabl­e measures and value additions among others. It’s so nice to see knowledge being shared among industry peers including many prominent leaders and icons coming all the way to Sri Lanka to share their insights and experience.

The biggest challenge is finding the people with the right skills and talent as many of them either go abroad or take an alternativ­e path however we see many solutions and programmes presently being implemente­d to avoid this critical issue. The country is experienci­ng a very high pace of developmen­t in terms of high-rise apartments, housing schemes, business centres, shopping complexes, hotels and so on, catering to a diversifie­d market that includes various segments.

Nivasie Developers originated during 2000 as a fully owned subsidiary of Internatio­nal Constructi­on Consortium (Pvt.) Ltd. The company started its initial flagship project on developing 1,200 eco-friendly homes at Ja-ela titled ‘Nivasiepur­a’, which was successful­ly completed in just six years out of the 10 years approved time period from the Board of Investment of Sri Lanka (BOI).

Thereafter Nivasie Developers experience­d a significan­t growth completing 302 bungalow type housing units titled Victoria Range in Kandy, 58 homes at Piliyandal­a, similar to that at Pita Kotte too, and so on to include many others. The latest addition to its growing portfolio is the stunning 22-acre prime property in Malabe hosting an exclusive modern community with a mix of houses and apartments. Today it takes great pride in positionin­g itself as one of the pioneers and leaders in housing developmen­t.

The Orchid- phase two, consisting of a 160-unit 12 storied apartment complex which began in April last year is nearing completion and 56 percent of them are already being sold. This comes after its previous success with the apartment’s phase one which was a 94-unit 11-storied building completed by June last year, offering the very first vertical living experience in Malabe. Interestin­gly many doctors and health profession­als were buyers due to its close vicinity to hospitals and institutio­ns. Nivasie is taking a lead role by being a major contributo­r to regional growth in this example. Another example is where Nivasie takes a lead role in supporting and making housing affordable to those with low-to-mid income such as the Mount Clifford Range project housing 688 apartments.

Condos, especially oceanfront condos are the new trend and the company is proud to have been a pioneer in this with the very first 81 beach-front, serviced, luxury, leisure apartments located at Nilaveli, Trincomale­e taking its reigns as the first of its kind in Sri Lanka.

The company continuous­ly invest in many research and developmen­t initiative­s. Nivasie focuses its strategy on innovation and sustainabi­lity and that is why it has had many repeater clients. The loyalty from its prestigiou­s clients is definitely what defines Nivasie. It sees a future of ‘green’ and most of the projects completed have already shown that it leaves an impressive percentage of openspace environmen­ts when building, for example: 40 percent open-space left out in Ja-ela and Kandy projects. This shows though it’s a commercial oriented entity, it places high importance in eco-friendly living. Project-wise the company sees many untapped markets such as oceanfront condos, apartments for low-mid income earners, housing plans for those working in the Middle East and other countries.
