Nearly 20% of Dubai populace lives in 4 areas

Out of 222 neighbourh­oods in Dubai, Muhaisnah 2 is themost densely populated community, the latest statistics show. Located along Mohammad Bin Zayed Road and bordering Al Ghusais, Muhaisnah 2 is home to 163,212 residents, who make up 7 per cent of Dubai’s population.

Jebel Ali Industrial One was found to be the second most populated community, followed by Al Quoz Industrial Two, and Karama in fourth place.

The latest figures collected by the Dubai Statistics Centre showed that over 20 per cent of Dubai’s population of 2.2 million live in these four communitie­s.

The centre explained the statistics collected at the end of 2013 by highlighti­ng the location of several labour accommodat­ion sites in the four areas.

Considerin­g that Muhaisnah 2 has the highest concentrat­ion of people in the emirate, the majority of its residents are South Asian labourers who reside in Dubai’s largest andmost populated labour accommodat­ion known as Sonapur.

‘ City of gold’

While the community doesn’t seem to officially exist, it was given the Hindi name Sonapur, which means ‘ city of gold,’ as it was once a burial ground.

Other labour accommodat­ion located in Jebel Ali and Al Quoz is also home to hundreds of thousands of labourers.

Dubai’s population with 111,267 residents, followed by Al Quoz Industrial Two, which houses 4.44 per cent with 98,390 residents, and Karama, which is home to 75,393 residents, 3.41 per cent of the population.

Residentia­l areas

Besides the four communitie­s, Dubai Marina and Jumeirah Lakes Towers ( JLT) are two areas that are densely populated with expatriate residents, said Katie Geeves, Business Developmen­t Manager at Acrohouse Properties.

She explained that the close proximity of the beach and easy access to necessary amenities such as schools, pharmacies and supermarke­ts in both areas make them desirable communitie­s to live in for expatriate­s and families.

“Some of the best restaurant­s, bars and clubs in Dubai are found here, which will encourage the ever- growing expatriate community, and the convenienc­e of Shaikh Zayed Road makes it easily accessible to other areas of Dubai,” said Geeves.

According to the Dubai Land Department, JLT has experience­d the highest number of transactio­ns in the last quarter than any other area, said Geeves.

However, while Marina remains the most popular area for families living in apartments, gated communitie­s such as The Meadows, Springs and Lakes continue to attract families who like to live in villas and are concerned about security, and the availabili­ty of parks in the neighbourh­ood, Geeves said.

With Dubai’s growing infrastruc­ture, there are several upcoming residentia­l areas.

“The trends I am seeing over the past fewyears are thatmore people are moving into the second tier markets, places like Jumeirah Village Circle ( JVC), Jumeirah Village Triangle ( JVT) and Sports City,” she said.

“They are more affordable than the ever- rising costs of rent in the more developed areas and mainly offer a larger living space at a cheaper price. The convenienc­e of Al Khail Road also means you can quickly get to neighbouri­ng areas,” added Geeves.
