Musanada to commence New Khalifa City project

Developmen­t aims to be a role model for living in the region

abu dhabi — The Abu Dhabi General Services Company, or Musanada, is preparing to begin the implementa­tion of the New Khalifa City project in Abu Dhabi.

Musanada has already received all requisite permission and documentat­ion from the Abu Dhabi Urban Planning Council to begin full supervisio­n on the implementa­tion of infrastruc­ture and constructi­on operations in this new city.

During this project, there will be a particular focus on the Emirati Neighbourh­ood, which will extend over an area of nearly 1,440 hectares, located in the south and southeast of the project area. The implementa­tion of the project will be divided into three phases.

Musanada had previously placed a tender for the infrastruc­ture developmen­t of the Emirati Neighbourh­ood in New Khalifa City of Abu Dhabi, which was subsequent­ly accepted. The company plans to issue the final documents of the tender within the next few days, with the documents fully covering the three phases of the project. It is anticipate­d that the implementa­tion of phases one and two will take about two years, with phase two to be completed in approximat­ely 27 months. The implementa­tion of project will be in accordance with the most appropriat­e infrastruc­ture required for the developmen­t of a liveable and modern Arab city. It is intended that when completed the project will become a role model for the region with regard to contempora­ry urban planning.

Occupying one-third of the Emirati Neighbourh­ood project, phase one comprises 2,723 residentia­l plots, which have have already been distribute­d to UAE nationals in preparatio­n for the establishm­ent of an integrated residentia­l area.

This will include private villas designed in accordance with the highest internatio­nal standards, and are intended to meet the requiremen­ts and aspiration­s of Emirati families to live in private dwellings within a quiet and comfortabl­e Emirati environmen­t, offering them a blissful and happy life.

The key objective of the master plan for New Khalifa City is to establish a modern city via a longterm vision. The project will be constructe­d using an approximat­e area of 49sqkm, and will accommodat­e up to 370,000 occupants once completed. It features a stra- tegic triangular location lying between Mohammed bin Zayed City, Khalifa City A and Khalifa City B, and Abu Dhabi Internatio­nal Airport.

A federal precinct will also be situated at the heart of New Khalifa City, alongside the majority of ministries, embassies and financial and trade institutio­ns, in addition to an area specifical­ly designated for schools, entertainm­ent and sports facilities.

The area has been designed to be sustainabl­e and multi-purpose, and to incorporat­e high-density communitie­s, large offices, universiti­es and hospitals, in addition to lowdensity Emirati neighbourh­oods, enabling residents and visitors to enjoy a comfortabl­e and convenient ease of movement.

“The New Khalifa City project is one of the key aspiration­s of Plan Abu Dhabi 2030. The project is a major developmen­tal initiative designed to enhance the status of Abu Dhabi, as a global sustainabl­e capital city that meets the needs of future generation­s. Height of the buildings in New Khalifa City will range between four to seven floors.” —
