Shar­jah’s realty sec­tor gets another boost

shar­jah — Arada, the UAE’s new­est de­vel­oper, is launch­ing the sec­ond phase of Nasma Res­i­dences af­ter un­prece­dented buyer de­mand for the Shar­jah res­i­den­tial com­mu­nity re­sulted in the first phase sell­ing out ahead of sched­ule.

As part of phase two, Nasma Res­i­dences’ five-bed­room Sig­na­ture Villa will also be avail­able to pur­chase for the first time, adding to the two- and three-bed­room town­houses, and four-bed­room semide­tached vil­las al­ready on of­fer.

In a sign that de­vel­op­ment of fur­ther ameni­ties at Nasma Res­i­dences is tak­ing place along­side home sales, Arada has also con­firmed that con­struc­tion on the com­mu­nity’s shop­ping cen­tre, Nasma Square, will be­gin in July. The 6,500 sqft mall will fea­ture a large-scale an­chor shop­ping ex­pe­ri­ence, com­ple­mented by a range of ca­sual din­ing out­lets, to ser­vice res­i­dents not only of Nasma Res­i­dences but ad­ja­cent com­mu­ni­ties as well.

With phase one sched­uled for com­ple­tion in late-2018, Nasma Res­i­dences will fea­ture a to­tal of over 800 con­tem­po­rary vil­las and town­houses, de­liv­ered over four phases, as well as a host of com­mu­nity fa­cil­i­ties in the heart of a cultural and busi­ness hub.

Arada Chair­man Sheikh Sultan bin Ahmed Al Qasimi said: “We are de­lighted to see strong in­ter­est from end-users in Nasma Res­i­dences. This is con­fir­ma­tion not only of the com­mu­nity’s ex­cel­lent lo­ca­tion and prod­uct choice, but also of the out­stand­ing ameni­ties that our res­i­dents will be able to en­joy once Nasma Res­i­dences is com­plete. We also see this as a strong in­di­ca­tion of in­vestor con­fi­dence in Shar­jah it­self, largely thanks to the gov­ern­ment’s ef­forts to en­cour­age more ur­ban com­mu­ni­ties with large green spa­ces.”

Nasma Res­i­dences will be an­chored by four com­mu­nity of­fer­ings: a 13-acre land­scaped park with cy­cling and jog­ging tracks and large play ar­eas; a multi-pur­pose com­mu­nity cen­tre with club house of­fer­ing sports and recre­ation fa­cil­i­ties; a chil­dren’s nurs­ery and full-ser­vice med­i­cal clinic; an in­ter­na­tional school; and Nasma Square. Nasma Res­i­dences’ lo­ca­tion is ideal for a con­ve­nient and traf­fic-free com­mute from Shar­jah to Dubai or the North­ern Emi­rates.

Homes will range from 1,500 sqft to 4,400 sqft com­ple­mented by gen­er­ous plots, and will start at Dh995,000.
