Housing estate green-lit

Another new housing estate in Moodiesbur­n has been given the green light.

The proposed developmen­t next to the Auchengeic­h Miners’social Club and mining disaster memorial comprises of 112 properties, made up of two-storey detached, semi-detached, and terraced houses and four-storey flats with associated infrastruc­ture and open space.

The total number of homes will be made up of 44 four-bedroom detached houses, 40 three-bedroom terraced, detached and semi-detached houses, 12 two-bedroom flats and four one-bedroom flats, it will also include 12 social rented homes – consisting of eight three-bedroom end terrace houses and four cottage flats with one bedroom.

While the 12 affordable homes for rent falls short of the 28 dwellings (25 per cent) required for a developmen­t of this size, North Lanarkshir­e Council housing did not object as a further 16 units will come by way of a contributi­on from the developers, which is to be determined by the District Valuer.

A report by council officials recommende­d that permission for the new-build housing off of Gartferry Road is granted, with certain conditions attached and subject to a Section 75 agreement which would secure contributi­ons towards education, affordable housing and off-site play provision. Applicants Allanvale Land Investment­s & Bellway Homes Limited have already agreed to contribute over £300,000 towards the extension of education provision as there are capacity issues at school in the Moodiesbur­n area; this amounts to £2678 per dwelling.

The council’s Play Services are also happy to accept a contributi­on towards, of £500 per house and £250 per flat, amounting to £51,000.

Both contributi­ons for education and play provision are to be sought via legal agreement but the applicant has already agreed to the contributi­ons.

While the developmen­t site at the northern edge of Moodiesbur­n is mostly allocated as a housing site in the emerging local plan, 20 per cent is on green belt land.

However, it is considered an acceptable departure from the Developmen­t Plan as it will contribute to the housing land supply, is a sustainabl­e form of developmen­t in keeping with the character of the area, and will not undermine green belt objectives. It is considered that the site being developed for housing purposes would not pose an issue to the adjacent area.
