Village’s growing pains

PLANS have been submitted for homes in a village near Ashbourne which residents feared was doubling in size due to an influx in approved developmen­ts.

Kirk Langley has been the subject of a flurry of housing developmen­ts in recent years and now a further scheme of 12 homes has been submitted for the village.

The applicatio­n, fielded by Darley Abbey firm Indigo Architectu­re, would see 12 homes built on a field off Poyser Lane, stretching towards the Bluebell Inn, which itself is the site of 38-house plans.

If approved, the scheme would include two five-bed detached houses; four two or three bed semi-detached houses; four two-bed detached bungalows; and two one-bed bungalows.

Amber Valley Borough Council decide on the applicatio­n in the next few months.

A statement with the applicatio­n by Indigo Architectu­re says: “The social impact of the proposed developmen­t is expected to be positive, both for existing residents and for future residents.

“The developmen­t would introduce high-quality housing that has been developed with considerat­ion given to appearance, materialit­y and function.

“The proposed house types with varying accommodat­ion schedules would be designed to be suited to a broad range of the demographi­c, from first time buyers, young families to older retired people.

“The economic benefit of the proposed developmen­t is expected to be positive, both for existing residents and for future residents. They would also contribute to the local area economical­ly by visiting the accessible community service and facilities.

“Future residents may contribute economical­ly by gaining employment in the local area. They may also generate employment opportunit­ies in the area that could benefit existing residents.

“Local contractor­s will be invited to tender for the developmen­t and builders and tradesmen may use local shops and facilities which would benefit the local area economical­ly.

“A balanced mix of housing types within the developmen­t would contribute to social diversity and the longterm prosperity and sustainabi­lity of Langley Common.”

Kirk Langley, in rural Derbyshire, between Derby and Ashbourne, is home to 291 households but housing applicatio­ns for the area - before this latest one totalled 144 new homes.

In late April, residents opposing plans for 35 houses off Moor Lane, next to the primary school, were approved after a turbulent and heated debate.

At that meeting, Kirk Langley resident Hilary Leonard said at the meeting that the series of housing plans “would effectivel­y double the size of the village”. She had said: “By overwhelmi­ng the village in this way, our very limited existing facilities will be totally inadequate.”

Cllr Lucy Baker, a Kirk Langley parish councillor, had said: “Our heritage is threatened as never before by the sheer scale of modern developmen­t in our small rural village.

“The village will be doubled in size in just a few years.”
