Couple launch appeal in bid to extend their home

The owners of a terrace house in Bath have made a fresh bid to extend their Grade Ii-listed home.

Mr and Mrs Hodges, of St Mary’s Buildings, lodged two planning applicatio­ns in 2021 to enlarge their home. One was for a singlestor­ey extension and the second was for a two-storey design.

The former was granted planning permission by Bath and North East Somerset Council, but the proposed two-storey extension was rejected as “overbearin­g” and “overly prominent”. It would have a “detrimenta­l impact” on the existing house, planners said.

Yet Mr and Mrs Hodges have now appealed to the planning inspectora­te to reverse the council’s decision. In their appeal, they pointed to the extensions to houses on either side of theirs.

“Such extensions are characteri­stic within the conservati­on area and indeed on the rear of this listed terrace,” the Hodges’ planning consultant argued on their behalf.

He added that the appearance of the proposed two-storey extension would be “very similar” to the single-storey design, which the council had already approved.

St Mary’s Buildings is a Grade Iilisted terrace of nine houses, off Wells Road in the Lyncombe area.

The Hodges plan to keep the existing - but unoriginal - doorway on the first floor and replace the second-floor window with a traditiona­l sash one in painted timber.

The houses on either side of their house, No 4, already have two-storey rear extensions, while No 2 has been enlarged on all three floors.

The Hodges’ planning consultant argued that, because their extension would still allow part of the original rear of the property to be seen, the “evolution” of the building would be “clearly legible”.

Their appeal will involve an exchange of written statements from both parties and a site visit by an Inspector appointed by the Planning Inspectora­te.

Any comments made in respect of the original applicatio­n for developmen­t will be forwarded to the Planning Inspectora­te and taken into account by the Inspector deciding the appeal.
