Prop­erty agents seek of­fers for units in Co Down and Co Ar­magh

TOWN cen­tre of­fices and shops in lo­ca­tions in­clud­ing Ban­gor, Ar­magh and Newry have gone on the mar­ket.

In Ban­gor, a re­tail build­ing with a va­cant ground floor but tenants on the up­per floor is for sale.

The build­ing on the cor­ner of Main Street and King Street is be- ing sold by com­mer­cial prop­erty agency Lis­ney and has an in­come of around £30,400.

How­ever, the in­come is an­tic­i­pated to go up to £50,400.

In Ar­magh, Lis­ney said it’s seek­ing late of­fers for a three-storey of­fice build­ing at the cor­ner of Gos­ford Place and Rus­sell Street.

It said the 22,000 sq ft build­ing, which over­looks the city’s his­toric Mall, is al­ready un­der of­fer.

Burns & Co Com­mer­cial said it’s also seek­ing fi­nal of­fers for a “prime town cen­tre” site in Magher­afelt. The agency said the build­ings at 17 to 19 Rainey Street were suit­able for rede­vel­op­ment for a va­ri­ety of uses.

And agents GVA NI is seek­ing buy­ers for two units in Newry and Lis­burn. Both units are oc­cu­pied by busi­nesses which are not af­fected by the sale plans. In Newry, 34 Up­per Mill Street is on the mar­ket. It’s oc­cu­pied by Smart Den­tal Care , which has signed up to oc­cupy the lo­ca­tion un­til 2026.

GVA NI said the site was “an ex­cel­lent health care in­vest­ment” and was “in­ter­nally fin­ished to a high stan­dard in keep­ing with a mod­ern fully-func­tion­ing and oper­at­ing den­tal surgery”.

It also said that an off-li­cence site with car park­ing in Lis­burn was a “su­perb city cen­tre in­vest­ment op­por­tu­nity”.

The site at 39 Rail­way Street is oc­cu­pied by Wine­flair, which GVA NI said was a strong ten­ant, with se­cure in­come un­til May 2020.

It was de­scribed as a “prom­i­nent re­tail unit with the ben­e­fit of on-site car park­ing” which also had “ob­vi­ous long-term de­vel­op­ment po­ten­tial sub­ject to plan­ning”.
